An established community with late 20th-century builds
Homes in Small Canyon were built throughout the late 20th century. Buyers will mostly find ranch-style, split-level and two-story builds, with floor plans ranging from around 1,500 to 3,000 square feet, and attached, street-facing two-car garages. Lot sizes are generally 7,000 to more than 10,000 square feet, larger than those in more recently developed neighborhoods. “The houses here are all on the hillside, so they pretty much all have views,” Faulise says. Single-family homes are priced between $500,000 to $775,000, depending on their size and level of updating. On the south end of Small Canyon, apartment-style condominiums have floor plans of about 700 to 1,100 square feet, and prices of around $200,000 to $300,000.Faulise specializes in the neighborhood's gated, 55-plus Mountain Shadows Mobile Home Community and says, “It’s definitely one of the nicest mobile home communities in the area." Units here have two to three bedrooms, and floor plans of around 1,400 to 2,000 square feet. Residents have access to private amenities like an outdoor swimming pool and jacuzzi, a dog park, and a clubhouse with a fitness center and a billiards room. According to Faulise, these homes sell for around $100,000 to $245,000; those at the community's northern end are the most expensive, as they were built in the 1980s rather than the '70s, have attached garages rather than carports, and have better views of the mountains. “Homes on the south end are on what we call double-loaded streets, so there's houses in front of you and behind you,” she says. “As you go north, they’re single-loaded so there’s only one house on one side of the street, and you don’t have people behind you.”
Access to grocery, retail and dining options right in the neighborhood
Residents have access to shopping and dining along Highland Avenue, the neighborhood's southern border. Here, there’s a Walmart, an ALDI and big-box retailers like Ross Dress for Less. Eateries include fast-food chains and an Applebee's, as well as several locally owned spots. Hibachi Grill Buffet offers an array of sushi and other Japanese favorites, while Mi Cocina Restaurant is a popular spot to enjoy authentic south-of-the-border fare, margaritas and regular live music. Round Table Clubhouse serves pizza, beer and pub fare in a sports bar atmosphere, and La Michoacana is a favorite for Mexican ice cream and other frozen treats.Career courses at San Gorgonio High
The neighborhood is served by the San Bernadino City Unified School District, which includes Bonnie Oehl Elementary, rated C by Niche, and Serrano Middle, rated C-plus. The neighborhood is bordered to the east by Highway 330, known locally as City Creek Road, which leads north through the San Bernadino Mountains. Foothill Freeway is about a half mile away, connecting the Inland Empire to Los Angeles County. Highland Avenue is lined with OmniTrans bus stops, connecting riders with destinations throughout the San Bernadino Valley. San Bernadino International Airport is about 6 miles away, and Dignity Health’s Saint Bernadine Medical Center is 5 miles away.Risk of drought, high temperatures, wildfires and air quality issues
Like much of California, San Bernadino and Highland are at risk of drought, and water usage restrictions are in place to prevent residents from wasting potable water by engaging in practices like overwatering lawns. Summer temperatures often exceed 100 degrees Fahrenheit, worsening drought conditions and making it potentially dangerous to be outside during the hottest parts of the day.Drought conditions here put Small Canyon at extreme risk of wildfires. On September 5, 2024, the Highland Line Fire began as an act of arson and ultimately burned nearly 44,000 acres of land in the San Bernadino National Forest, forcing evacuations throughout Small Canyon; additional flare-ups occurred into October. Burning bans are in place to prevent fires, and two fire stations are located immediately west of the neighborhood.
Freight and warehouse corridors in the area contribute to poor air quality, and A 2024 report by the American Lung Association named San Bernadino County the worst in the nation for ozone pollution, and in the top 10 for worst annual particle pollution. Poor air quality can worsen the symptoms of medical issues like asthma and lung disease, and can also cause respiratory irritation in those without these health conditions.
