The Neighborhood of Lomita Park is a small residential community adjacent to San Bruno.

Sandwiched between the San Fransisco International Airport, the Southern Pacific Railroad and a dynamic shopping corridor, Lomita Park locals live fast-paced lifestyles. The neighborhood spans a narrow two blocks between the buzzing transit systems. Many have taken steps to mitigate the excess sound, while others acclimate to the activity around them. The Lomita Park community is diverse, representing a healthy mixture of cultures and ethnicities, with almost half of its residents born outside the U.S., according to 2022 Census Bureau data. It's also a very population-dense neighborhood at about 12% higher than the rest of the greater San Bruno. Homeowners and renters pack in tight along active residential streets. "It's a welcoming haven for families and a prime spot for first-time homebuyers," says Jesús Zazueta, Realtor at Alliance Bay Realty and 2-year Bay Area seller.
Dinners and drinks on The Avenue
Lomita Park residents live next door to the city's buzzing San Mateo Avenue, locally called "The Avenue," a vibrant, pedestrian-friendly shopping strip known for its diverse selection of mom-and-pop shops and independently owned businesses. The main street intersects with El Camino Real, the neighborhood's western boundary and a busy city connector. Dotted with more businesses and restaurants, locals can walk to Camino Corner for a casual diner-style breakfast or unwind with the regulars at the divey Dog House Bar. From pizza to sushi and Szechuan, there's a cultural melting pot of cuisines within blocks away. A few minutes north, the Shops at Tanforan Mall houses a Target and several other name-brand retailers for other errands.

At the low end of the market, buyers will find compact two-bedrooms with updated interiors. Price tags increase along with the amount of living space. Residences with any amount of outdoor space – often a snug enclosed patio – go significantly more quickly than those without.

People visit from across the city for community events like Friday night movies. The city is also building a state-of-the-art $50 million aquatic center on-site. The project was initially slated for completion in Fall 2023, but the sizable undertaking is ongoing. The San Bruno Public Library is a community lynchpin, organizing regular events like quilt-making workshops and holiday celebrations, including the popular Dia de los Muertos with live music, bilingual storytime and art projects. The library is also a go-to for homework after school and on rainy days.

Caltrain commutes
With excellent access to a host of public transportation options, Lomita Park locals can opt to live car-optional lifestyles. Residents can hop on the Caltrain or a Bay Area Rapid Transit (BART) bus for straightforward commutes to central San Fransisco, Silicon Valley and beyond. Bike lanes are built into most main roads for those who prefer an emissions-free ride around town. Lomita Park is conveniently proximate to the bustling South San Francisco City, a booming biotech hub responsible for a large portion of the regional workforce. The San Fransisco International Airport is also in town for long-distance travel. "A collaborative Noise Insulation Program (NIP) was put into place several years back to provide insulation improvements at no cost to homeowners," Zazueta says. The airport provides funding for acoustical improvements to eligible properties most affected by air traffic.

Lomita Park kids can attend the San Bruno Park School District. Many begin at the walkable Lomita Park Elementary and continue to Parkside Intermediate, followed by Capuchino High. Each public school carries an overall score of B-minus or higher on Niche and is within a walk or 5-minute drive for Lomita Park residents. Capuchino is known for its outstanding athletics and brought home the state football championship title for the 2023 season. Buyers will also find a wide selection of private schools nearby.
