Alta Vista is a quiet residential suburb set about 8 miles outside Downtown San Diego, offering modest midcentury homes at comparatively low San Diego prices. "It's a well-established neighborhood," says Derek Barksdale, Chula Vista-based Realtor with Military Mutual. "It's been here since the 1950s, so it's great that a new generation of people are moving in and keeping the neighborhood alive." Situated 5 miles from the Naval Base San Diego, military personnel and their families call Alta Vista home. While residents won't find anything but houses here, they're only about 2 miles from National City (home to the sprawling Westfield Plaza Bonita mall) and roughly 9 miles from Coronado Beach - not central to the action, but rather a short drive from it. Nearby parks include El Toyon, the Martin Luther King Jr. Park and the Paradise Hills Park, all within a 3-mile radius.

Running along flat land and through the hills, the neighborhood's wide-open streets are lined with sidewalks and the occasional palm tree, surrounded by rolling ridges and arroyos that create a sense of expansiveness. Up the hill toward Paradise Valley, two-story, 1990s Mediterranean-style homes with rustic red-clay roof tiles are set on gently curving streets that overlook Paradise Canyon; prices range from $850,000 to $950,000. Down the hill along flat streets, smaller, midcentury ranch-style homes are priced between $650,000 and $700,000. Most homes here have minimalist landscaping, including small touches of greenery accenting concrete-paved driveways.

Horseback riding at Sweetwater

For a day outdoors, Martin Luther King Jr. Recreation Center and Park sits just northeast of the neighborhood, a popular spot for picnics, playground playdates and games of soccer and pick-up basketball. The Paradise Hills Community Park is less than a mile from the neighborhood, home to a community garden and a recreation center that offers skateboarding classes and gymnastics programs. El Toyon Park is one mile west down East 4th Street to in National City, featuring a dog park, tennis courts and plenty of open green space for exercise. Military residents get deals at Navy Exchange

While the neighborhood of Alta Vista is completely residential, the National City Plaza strip mall is just one mile away. Anchored by a Planet Fitness and Dollar Tree, the Plaza offers a few fast-casual food spots, including El Nuevo Milenio Mexican Restaurant and Giant New York Pizza. About two miles from the neighborhood, Westfield Plaza Bonita shopping mall features over 100 stores, including Macy’s, Nordstrom Rack and Target. Military personnel can take advantage of the deals at the Navy Exchange, located off Callagan Highway. Quick commute to downtown

Interstate 805 sits about a mile from Alta Vista, leading south toward Chula Vista (6 miles) and the Tijuana border (20 miles). Division Street, the neighborhood’s main access road, leads 3 miles to Interstate 5. The 5 North lead 8 miles to Downtown San Diego and about 10 miles to San Diego International Airport. Paradise Valley Hospital is about a mile from the neighborhood, on East 4th Street.
