Central bayside suburb outside tourist traffic

Located 7 miles from Downtown San Diego, the suburb of Bay Park is hugged by Mission Bay Park, Sea World San Diego and Tecolote Canyon. “Bay Park is a very central community, but you still get spectacular views of the ocean, and a lot of the houses can even see Sea World’s fireworks shows,” says Scott DeMoss, Broker Owner of SD Real Estate with 20 years’ experience living and working in San Diego. Even with all the tourist attractions here, plus Interstate 5 running along the local stretch of coast, Bay Park maintains a laid-back, family feel with little traffic. “It’s removed from the busy-ness of more populated beach areas, yet you still get those gorgeous views. Bay Park is more of a family community,” says Keke Jones, an experienced San Diegan Realtor with Compass.

Islands, canyons and skateparks a walk away

Just across the Pacific Passage, Fiesta Island is the largest island in the 4,200-acre Mission Bay Park, which is itself the largest aquatic park in the country. Locals can walk or bike here to let their dogs run off-leash along the shoreline or row in the Enchanted Cove's calm waters. Jones says, “You can also walk, run or bike along miles and miles of sidewalk at Mission Bay Park, and there’s also jet ski rentals and paddleboarding. It’s such a great resource, people just make a whole day of it.” Forming Bay Park’s eastern border, Tecolote Canyon offers over 6 miles of dirt trails that wind through trees and grassy hills. Folks can also take to the 18-hole Tecolote Canyon Golf Course here, which features fast greens and a creek that runs through the course’s center. At the South Clairemont Recreation Center’s pool, local kids often compete in swim meets or take synchronized swimming lessons. Skaters can also do tricks on the four-foot vert-ramp at the YMCA Krause Family Skatepark here, and BMX riders can race on the skatecross track.

Custom-built and renovated cottages with modern homes and condos

Bay Park’s well-paved roads climb the hills leading to the Tecolote Canyon, and streets closer to the beach feature broad sidewalks lined with palm trees. Homes are set far from the street on level lots with fenced backyards and grassy lawns, and though most feature driveways and attached garages, most residents park on the street. Remodeled cottages and ranch-style homes from the 1950s to ‘70s are common here, and though many share Craftsman and Spanish Revival elements, they vary greatly in design due to renovations. “Bay Park definitely isn’t a master planned, cookie cutter community, and some people have even built entire new floors for their homes,” DeMoss says. Prices start at $935,000 for a three-bedroom cottage with a black stucco exterior and tree-shaded backyard and go up to $2.1 million for a five-bedroom ranch-style featuring an added second floor and in-ground pool. There’s also a scattering of modern homes from the 1990s to 2020s; a single-story modern home from the '90s with large windows and a stone exterior can cost $1.4 million, while a brand-new three-story expression of metal and glass can cost $2.6 million. A handful of condos also line Morena Boulevard by the bay and Tecolote Canyon. Prices start at $432,000 for a one-bed, one-bath right by the water and go up to $805,000 for a two-bed, two-bath overlooking the canyon.

Play over-the-line at the beach or get groovy at a bar

For two weekends in July, Fiesta Island is filled with over-the-line players for the World Championship Over-the-Line Tournament. Played amid the island’s flat, sandy fields, over-the-line resembles “a three-person softball game,” DeMoss says. “It’s a really interesting sport and a big thing in Mission Bay Park.” Folks can get down and groovy at Cordova Bar’s monthly Bay Park Funktion. Music lovers can enjoy drinks and dance under the twinkling lights and disco balls to the music of local funk bands like North Park Function and the B Sections; musicians can also bring their instruments and join in the jam session.

Local shops and eateries on Morena Boulevard and Clairemont Drive

According to DeMoss, “Siesel’s Meats has been here for a long time and is one of the few places you can buy prime meats in San Diego County. People will drive 10 to 20 minutes just to get their meats here.” The recently opened Bay Hill Tavern blends pub grub with upscale dining, so locals can enjoy a Balboa burger with blue cheese or Chilean salmon flavored with orange butter sauce. Bay Park Coffee’s rustic wooden decor and bountiful plants make it feel like a forest, and its drip coffee and croissants are local favorites. Bay Ink Tattoo’s flagship parlor is set right in Bay Park, and its artists specialize in everything between black-and-gray realism and a colorful manga style. Sprouts Farmers Market can also be found here, offering organic grocery options.

Fast times at Clairemont High

Local kids can attend Bay Park Elementary, which earns an A from Niche, then continue to A-minus-rated Martson Middle. The B-plus-rated Clairemont High offers four Linked Learning Academy Pathways that focus on business, digital media production, health sciences, and information technology and game design; this school is also where writer-director Cameron Crowe went undercover to get inspiration for his 1982 movie, “Fast Times at Ridgemont High.”

Immediate interstate and Blue Line access

“Bay Hill is surrounded by interstates, so it's really easy to get anywhere in any direction,” DeMoss says. Interstate 5 runs right along the bay and connects to Downtown San Diego 7 miles south, while Interstate 805 is just over 2 miles east. Broad, well-lit sidewalks and crosswalks lead directly to Morena Boulevard, where locals can take the Blue Line light rail to explore the rest of the city. Scripps Mercy Hospital San Diego and the San Diego International Airport are both 7 miles south. “It’s great here because the airport is really close, but you never have to worry about being under the noisy flight path,” DeMoss says.
