Modern renovations with views of Mission Bay

Bay Park is one of the only spots with views this good east of Interstate 5. “All you have to do is take your home search across the 5 and find that it has these beautiful views of the bay,” says Max Folkers, owner of the Max Folkers Team with Re/Max Pacific and a resident of Bay Park. The scenery has made it a prime spot for renovations. “Bay Park was built in the 1950s,” Folkers explains. “A lot of people like us bought an old place, tore it down and built a bigger new home with better views.” There are still many midcentury ranch-style homes of varying conditions, from fixer-uppers to remodeled midsize homes, with prices ranging from the high $600,000s to around $1.7 million. Larger ranch-style homes with full renovations and spacious modern builds with panoramic views can range from above $1.7 million to around $3.2 million. Bay Park also has condos, including small units and luxury options, priced from the low $500,000s up to around $1.6 million.

Walk to Mission Bay and neighborhood parks

Bay Park offers tons of recreational options. “There are a lot of great little parks here,” Folkers adds. “Western Hills Park is a really nice little spot.” Residents can also walk or bike down to Mission Bay, which has park spaces, beaches and miles of paths around the bay’s perimeter, in addition to boating and other water sports. Tennis players thrive in Bay Park as well, with the San Diego Tennis & Racquet Club, one of the county’s premier tennis facilities, located in the neighborhood’s south end. It’s across the road from Tecolote Canyon Natural Park and Nature Center, which provides hiking trails through the lush canyon. Some homes sit on the edge of the canyon and have scenic views of the hills.

Walkable restaurants near Mission Bay

Bay Park’s walkable layout makes it easy to visit local restaurants and shops. “The village and Morena Boulevard have all kinds of restaurants, especially some great old school Italian places like Baci,” Folkers says. Clairemont Village, on the east side, has a Sprouts for groceries and popular eateries like Bay Hill Tavern. Small blocks on Morena Boulevard offer restaurants, cafes and shops, such as:

  • Baci Ristorante, a classic white tablecloth Italian joint
  • Bay Park Fish Company, serving dishes made with fresh San Diego seafood
  • Siesel’s Meats, an old-fashioned neighborhood butcher, open since 1968
  • Bay Park Coffee, one of many walkable cafes in the neighborhood
Waterfront options on Mission Bay are also within walking distance, such as The Mission Bay Beach Club and Superbloom Coffee & Juice.

Some of San Diego’s most popular public schools

Many families are drawn to Bay Park for its schools. “The schools have made this area really popular,” Folkers says. “They’ve gotten a lot of attention in recent years.” The neighborhood is within the highly rated San Diego Unified School District, and it’s gained its reputation because of a few schools:

  • Bay Park Elementary School is a highly rated option for kindergarten through fifth grade.
  • Longfellow TK-8 Spanish Immersion Magnet School offers an in-demand dual-language immersion program.
  • Marston Middle School, another one of the neighborhood’s highly rated schools

Commute on Interstate 5 or San Diego's MTS Trolley

Bay Park is conveniently located between Downtown San Diego and North County’s corporate centers. Commuters can drive on Interstate 5 or take the San Diego MTS Trolley Blue Line from Clairemont Drive Station. Downtown San Diego is about 7 miles south and less than 40 minutes by trolley. San Diego International Airport is just over 6 miles in the same direction. Sorrento Valley, a hub for corporate offices and biotech companies, is just over 10 miles north and takes around 50 minutes on the trolley.
