Convenient southeastern San Diego community with quick freeway access
Named in honor of the abundance of cholla cactus that originally covered its more than 420-acre terrain, Chollas View is a long-established, densely connected urban community. Two compact city parks, San Diego's only Catholic Diocesan mausoleum, canyon open space, several schools and essential retailers are all within walking distance from home. Throughout the neighborhood, in sometimes unexpected places, stunning murals add vibrant energy.
"Chollas View is a little bit quieter than some of its neighboring communities, which is nice,” says Joseph Bostaph, Realtor with Tidal Realty who's been selling homes since 2020. “However, its biggest selling point is its central location. Highway 94 is only about a half-mile away, so you can easily reach the city as well as a lot of the area military bases." The neighborhood is just north of Lincoln Park and bordered on the west by Interstate 805 for travel south to Tijuana. Its northern edge is Highway 94, offering a direct 5-mile drive into downtown San Diego.

Hawk and Gompers Parks for recreation
Two city-owned parks are within the neighborhood. The small and quiet Hawk Pocket Park next to Horton Elementary in south Chollas View has two playgrounds and a covered seating area. The larger Gompers Park is within steps of two neighborhood schools and offers a central playground, five acres of green space, picnic tables and a paved walking trail. A short quarter-mile multiuse trail at Chollas Creekside Park crosses Chollas Creek midway and connects with the local Walgreens. Just 2 miles north of the central Chollas View, Azalea Park and Hollywood Park are popular gathering hubs with plenty of indoor and outdoor recreation facilities and sports programs.

Condos, midcentury ranch styles and new Hilltop Crossing
Condos and single-family homes comprise about 30% of the neighborhood footprint — shared with small commercial pockets and apartments throughout the remainder. Condos ask between $575,000 and $610,000. Single-family homes, primarily built in the 1940s and 1950s, are a mix of ranch styles and duplexes, some with carports and decorative front-yard fencing.
"A lot of homes in Chollas View are being remodeled or have been remodeled," Bostaph says, "and the prices are generally between $600,000 and $800,000 for single-family homes, which is pretty comparable with the neighborhoods surrounding Chollas View." Hilltop Crossing, a new development launched in 2024 on Hilltop Drive, is filled with detached townhouse-style single-family homes with no Mello Roos tax. Hilltop Crossing homes, which range from $720,000 to $770,000, have two-car garages with EV outlets and paid solar.

Strong football program at Lincoln High
Public schools are within the A-grade San Diego Unified School District. Depending on home addresses, kids may start at either Horton Elementary, given a C-plus on Niche or Chollas-Mead Elementary, which earns a B grade. Middle schoolers move on to Millennial Tech, given a C-plus. Lincoln High scores a B-minus and fields a football program that won the state championship in 2022.
Middle and high school students can also apply to attend the charter Gompers Preparatory Academy, known as GPA and named after labor union leader Samuel Gompers. GPA earns a B and received a significant upgrade between 2020 and 2022, adding three new gymnasium buildings — including concessions, a weight room, sports courts and a dance studio — as well as a two-story classroom building and lecture hall. Students wear uniforms, and the curriculum is designed around University of California admission requirements.
America's Finest Charter School in Chollas View serves kindergarten through 12th grade and earns a B-plus from Niche. Every year, America's Finest Charter takes a group of students on a very popular international trip. "Students who show excellent behavior and grades since ninth grade can apply for the international trip in their junior or senior year," says Maria Barajes, office manager for America's Finest Charter since 2016. "We've been to Spain, Costa Rica, Japan. The students write essays about why they want to experience the trip and then do homework studying the city. We're also a really small high school of less than 100 students, so the opportunity is great."

A retail plaza in the heart of the neighborhood groups together a pizzeria, bakery, salon, ice cream shop, bank and bargain store. Holy Cross Cemetery & Mausoleum is an honored space
The historic Holy Cross Cemetery, established in 1919, covers 42 acres in Chollas View and is the only Catholic Diocesan cemetery serving San Diego County. It's divided into sections honoring specific saints, and sculpted gardens incorporate bronze and marble artworks. There's also a special section reserved for veterans and their families. The blue-domed mausoleum here has become a landmark of southeastern San Diego. Its setting provides a panoramic view to the north, east and west.
The Jacobs Center for Neighborhood Innovation, also known as the Joe & Vi Jacobs Center, is just south of Chollas View. The center is shared by area communities, including Lincoln Park and Chollas View. In 2023, the center opened a media space for business owners in the San Diego Promise Zone to use for free. The San Diego Promise Zone, which includes communities running east-west just south of Chollas View, is a city of San Diego improvement initiative. Its mission is to foster revitalization in areas that can benefit from job creation, economic activity, expanded educational opportunities and affordable housing.
