Bordered by Southern California freeways, San Diego International Airport and Harbor Island, Midway District blends small pockets of residential density, historic landmarks and modern amenities into one busy community. Its northern sector is comprised of condos, shopping plazas and the longstanding Pechanga Arena, locally remembered and referred to since the 1960s as the San Diego International Sports Arena. Beloved by San Diegans as the main event space back in the day, this legendary centerpiece was designated a historical resource in 2024.
To the south, locals bike, fish and boat. Midway District’s immediate western neighbor is Liberty Station, a former naval training camp transformed in the early 2000s into an urban village with a town square and waterfront park that the whole city uses. "Midway is quite central,” says Joe Corbisiero, Realtor with Dream Homes Team who’s been selling in the area since 2006, “so you’re very close to Old Town San Diego and Rosecrans Street, which is a major hub with a lot of stores and shopping.”

Northeast Midway District is well-stocked with multiple retail hubs, including Point Loma Plaza, Midway Towne Center, Loma Square and Rosecrans Plaza — offering a selection of restaurants, grocers and department stores. Sports Arena Shopping Center pulls together Home Depot, Ralphs, Target and more. Old Town, just to the northeast, is well known for Mexican restaurants, and Bazaar del Mundo is filled with a spectacular assortment of jewelry, pottery and treasures from around the world. “Liberty Station is very close,” says Corbisiero. “There’s a beautiful movie theater called The Lot, and maybe 20 or 30 mini restaurants all together in an open concept warehouse market. They used to be military barracks, and they’ve been beautifully transformed.” Known as Liberty Public Market, it’s a hip destination for global cuisine, single-origin coffee roasts and high-end designer fashions.

Harbor Island waterfront fun and Pechanga Arena events
The 2-mile-long Harbor Island is actually a several-hundred-foot-wide peninsula with a slim mainland connector. Hotels here lend a vacation destination vibe. Locals stroll this bay gateway for scenic views, waterfront dining, or to sail from Harbor Island West Marina. The multipurpose Spanish Landing Trail winds around the island, and there’s a waterfront playground at Spanish Landing Park. Indoors at Pechanga Arena, there’s a year-round calendar of big-name entertainment and sporting events such as Cirque de Soleil, the San Diego Gulls hockey team and well-known comedians and musicians.

Comparatively affordable condos and townhouses
Condos and townhouses fill the northern residential areas of Midway District, while the southern section is primarily rentals in Liberty Military Housing Gateway Village. The neighborhood is highly commercial and without a large housing inventory, and most trees in the area serving as random landscaping along sidewalks. Options range from modest 1980s stucco and siding styles with red tile roofs to chic stucco Spanish styles built in the early 2000s.
Pricing for condos ranges between $550,000 and $800,000 depending on build date, while townhouses built in 2006 and newer ask between $800,000 and $900,000. “It’s definitely the cheapest neighborhood in the Point Loma area,” says Corbisiero. “You have quite a lot of rentals there, and the closer you go to Rosecrans or the Old Town Trolley Station, prices go down. Condos I’ve sold in Midway are really close to Rosecrans, so they’re at a more entry-level price point. Right in Old Town, houses are small, but it’s quite desirable because you have a lot of walkability to shops and the museum. As you head into Mission Hills overlooking Old Town, prices go up.” A proposed Midway Rising redevelopment project at the 48-acre Pechanga Sports Arena site that includes thousands of new homes is still under city council consideration as of late 2024.

Highly rated San Diego Unified School District
Public schools are in the San Diego Unified School District, which earns an A-minus on Niche. Kids start at Dewey Elementary, given a B-plus, before heading to Correia Middle and Point Loma High School, which both score an A-minus. San Diego International Airport noise and plenty of public transit
Residents hop right on interstates 5 or 8 for travel throughout the region. San Diego MTS bus stops are easy access for commuting to Downtown San Diego within 30 minutes. The Old Town Transit Center is less than a 10-minute walk from the neighborhood to pick up the COASTER or San Diego Trolley. The San Diego International Airport is within Midway District. “The airplane noise in Midway is a negative,” Corbisiero explains. “They take off on the south end, and you can see the whole fuselage while they’re taking off. It’s very loud. So, actually, a few years back, the airport paid for homeowners to install triple-pane windows for noise reduction.”

Celebrate Dia de los Muertos in Old Town
Nearby Old Town is a fulcrum for annual events including Dia de los Muertos in November, when the streets of Old Town are decked out in locally made altars and a procession throngs with blessings and dancing from Immaculate Conception Catholic Church to El Campo Santo cemetery. The weekend kicks off with an outdoor movie at Old Town San Diego State Historical Park, and a mercado with art and music buzzes all weekend long.
