Ingleside Terraces is a sought-after suburb in southwest San Francisco
Ingleside Terraces is a residential neighborhood in southwest San Francisco built on the former Ingleside Racetrack site. Residential development began in 1912, complete with curving streets and a central sundial that still anchors the neighborhood. Unlike many parts of the city shaped by incremental growth, Ingleside Terraces was built out all at once and has changed slowly since.

There are roughly 750 homes in the neighborhood, most dating from the original early-20th century development. Lots are larger than average for San Francisco, and homes often have relatively large yards, reflecting the area’s planning ideals. “I freaking love this neighborhood,” says veteran real estate agent Amanda Jones of Compass, who has worked in the area for over 20 years. “You’re going to get lots that are probably two to three times the size of most lots in town, and there are beautiful homes in a range of styles: Craftsman, Mediterranean, Tudor, half-timbered. You can find them all here.” Streets such as Urbano Drive follow the curve of the old racetrack, giving parts of the neighborhood a distinctive layout compared with the city grid. Homes usually sell for between $1.5 million and $3.5 million.

Nearby, Aptos Park offers a modern playground and athletic fields. It’s also only a mile to Stern Grove, a popular linear park with rolling meadows, leafy greenery, walking paths and a wooded, outdoor amphitheater. “It’s very runner friendly,” says Realtor Daniel Risman Jones, cofounder of Ascend Real Estate.
