Pacific Heights is a neighborhood that’s synonymous with luxury. Occupying a ridge north of Japantown and west of the Marina, overlooking San Francisco Bay, it’s known for great views and luxurious homes, particularly those along Billionaire’s Row area along Broadway. The neighborhood developed rapidly in the early 20th century, as wealthy residents rebuilt here following the 1906 earthquake and fire. The area is prized for its parks, views and proximity to both Downtown and the Presidio.

Upscale condos and 8-figure mansions
Housing in Pacific Heights is dominated by large single-family houses, mansion flats and mid-rise apartment buildings. Many of the best-known homes date from the late 1800s through the 1920s and feature Queen Anne, Beaux-Arts and Classical Revival architecture. “The neighborhood has some of the most iconic views of the San Francisco Bay, Alcatraz and the Golden Gate Bridge,” says Realtor Dan Dodd of Vanguard Properties, who has worked in the area for over 20 years. “Of course people know billionaire’s row, but a lot of young people want to live on the north side, because it’s walkable to Cow Hollow but still pretty quiet.” Streets like Broadway, Jackson and Pacific Avenue include some of the city’s largest residences, while smaller apartment buildings fill in the flatter blocks closer to Fillmore Street. Prices are among the highest in San Francisco, with single-family homes often selling well into eight figures and condos commonly priced above the citywide average. It’s difficult to pin down a price range for homes in the area, but the median price for a 2-bedroom apartment is around $1.5 million, while the median price for a single-family home is a little over $7 million.

Fillmore Street is the main commercial strip
Fillmore Street, a major shopping and dining corridor with shops and restaurants, runs through the center of the neighborhood and draws people from across the city. It’s home to popular eateries like Pinsa Rossa pizzeria and Palmer’s Tavern, along with longstanding shops like Browser Books. Apart from Filmore Street, the neighborhood is fairly quiet; however, residents are less than a mile from some of the most vibrant shopping and nightlife in town, including Union Square, Japantown and Cow Hollow. “You have great access to commercial districts,” says Dodd, “and there are tons of transit options.”
