South Beach is where San Francisco's skyline meets the water. Located south of the Financial District/Barbary Coast along the Bay shoreline, the neighborhood is dominated by sleek high-rise condos interspersed with the offices of major companies like Salesforce, Google, KPMG, and Deloitte. Beginning in the 1980s, the city began transforming the area — once mostly made up of warehouses — into a mixed-use district, and today it ranks among San Francisco's most desirable addresses. South Beach is more than just a corporate corridor. Bayside trails, marinas, Oracle Park, and some of the city's best restaurants make it a genuinely appealing landing spot near the heart of the city.

Luxury High-Rises and Converted Lofts

South Beach's housing stock is almost entirely condos, but there is more variety here than first meets the eye. Most buildings are modern glass-and-steel high-rises with the kind of amenities — concierge services, fitness centers, rooftop decks — that define luxury urban living. Mixed in among them are a handful of converted warehouse lofts that preserve some of the neighborhood's industrial character, offering exposed brick, high ceilings, and open floor plans. “It’s one of the newest neighborhoods in the city, in terms of building age, so most places have updated amenities. A lot of buildings are full-service,” says Realtor Milan Jezdimirovic of MD Real Estate, who has worked in the area for over 15 years. “Even though there are companies here, it’s way more residential than the Financial District, so it’s a bit quieter during the week.” Condo prices range from just over $400,000 to well over $2 million, depending on size, location and, of course, views. HOA fees range from around $800 per month to a little under $2,000.

Michelin-starred restaurants and plenty of nightlife

South Beach punches above its weight when it comes to food. Saison, a two-Michelin-star restaurant on Townsend Street, is one of the city's most acclaimed dining experiences, serving a seasonally driven tasting menu built around an open wood-fired hearth. 21st Amendment Brewery on 2nd Street pairs house-brewed beers with pub fare in a lively, community-oriented space. For groceries, residents can walk to the Safeway on King Street or the Whole Foods on 4th Street. Extensive shopping options can be found at the Metreon and Embarcadero Center malls just north of the neighborhood.

Waterfront parks and great views of the Bay

“The neighborhood attracts people who want to live by the waterfront and the Embarcadero,” says Jezdimirovic. “There are a lot of walkable public spaces along the water, and it's one of the sunniest neighborhoods in the city, so people can spend time outside.” Popular local green spaces include:

  • Rincon Park sits on the waterfront and is known for its frequently photographed bow-and-arrow sculpture. The park's grassy promenade is popular with joggers and anyone looking to enjoy views of the Bay.
  • South Beach Park is a quieter waterfront spot with a playground and climbing structures for families.
  • The Crossing at East Cut features an outdoor movie amphitheater, picnic benches and athletic fields between the district's towers.
  • South Beach Harbor, located south of the Ferry Building, is home to more than 700 berths and offers some of the most scenic bay views in the city.
  • Pier 40 is a hub for water activities, including sailing, kayaking, and fishing.

Oracle Park events and nearby museums

Most residents are within walking distance of Oracle Park, home of the San Francisco Giants and a regular venue for major concerts and events. Several of the city’s top museums, including the San Francisco Museum of Modern Art, can be found just north of the neighborhood in Yerba Buena.

Transit Options and Major Thoroughfares

South Beach’s central location means residents have access to more transit options than just about anywhere else in the city. Multiple Muni light rail stops line the Embarcadero along the neighborhood's eastern edge, and the Embarcadero BART station sits just north of the district. Interstate 80 runs directly through the neighborhood, providing quick access to the Bay Bridge and East Bay.
