Desirable community for schools and central location
Calderwood-Dellwood is a small residential neighborhood in the suburban Cambrian area located nearly 8 miles south of downtown San Jose. “This area is very family-friendly, and the big thing that draws people is it being centrally located,” says Joel Stieber, a South Bay native and local Realtor with Keller Williams Bay Area Estates. Residents of Calderwood-Dellwood have immediate access to major highways travel through the city and up to Silicon Valley. The neighborhood is within walking distance of the Princeton Plaza Mall and just down the road from the massive Westfield Oakridge Mall, as well as several other shopping centers. The school district this area is zoned for also make it highly desirable: “You have really high rated schools in the area, so the home prices are a lot higher,” says Christopher Ward, a local Realtor with Legacy Real Estate & Associates. Homes here are well-built and relatively modern but hardly ever dip below $1.5 million; even still, listings fly off the market quickly and usually sell above asking price. The overall CAP Index crime score for Calderwood-Dellwood is 2 out of 10, which is lower than the national average overall score of 4.
