Calderwood-Dellwood
Ranch-style homes built in the mid-1900s
Lining the quiet streets of Calderwood-Dellwood are ranch-style homes with Craftsman architecture that typically feature paved driveways and attached garages. These properties were nearly all built in the 1950s and 1960s, which was around the time that expansion and development picked up in southern San Jose; the only outlier is a Mediterranean-style townhouse complex at the edge of the neighborhood that was built in the 1980s. Single-family homes here cost between $1.2 million and $1.9 million, while the townhouse units range from $1.1 million to $1.3 million. New listings are bought quickly and spend an average of only 11 days on the market, compared to the national average of 44 days. The neighborhood’s close-knit community is often reflected in front lawns and home exteriors: “People will come together during the holidays to decorate their front lawns and put out lights and trees,” Stieber says.Students zoned for high-rated schools
Students in primary and intermediate school living in Calderwood-Dellwood are split between two districts: San Jose Unified School District, which receives an overall B-plus rating from Niche, and the A-rated Union Elementary School District. Kindergarten through fifth grade students can attend either the A-minus-rated Lietz Elementary or the C-rated Almaden Elementary School, while grades six through eight are zoned for either the B-plus-rated Castillero Middle or the A-rated Dartmouth Middle. Secondary students wrap up their academic journeys at Pioneer High School, an A-minus-rated institution that offers a strong athletic program with over 30 varsity teams. This neighborhood also encompasses the Stratford School, a private educational institution serving Early Preschool through fourth grade. With a B-plus rating and competitive admissions process, the Stratford School is a sought-after early education opportunity for young learners in this area, and the school has announced plans to continue growing their campus so they can also accommodate fifth grade students by Fall 2025.Year-round farmers market at the Princeton Plaza Mall
Two shopping centers – the Pioneers Shopping Center and Princeton Plaza Mall – are situated directly across the street from one another near the southern edge of Calderwood-Dellwood. Pioneers Shopping Center is home to a handful of specialty food stores, including a butcher shop, bakery and deli. Princeton Plaza Mall features department stores like Michaels and Outdoor Supply Hardware, as well as several dining options and a Planet Fitness gym. The Princeton Plaza’s Farmers Market is hosted year-round every Wednesday and Sunday and sees dozens of vendors selling farm fresh produce, artisan crafts and fresh-baked goods. Across the street from the Plaza is Bill’s Café-Kooser, a which has been a neighborhood staple since 1977 and is known for having an all-day breakfast menu full of popular items like the Greek Lemon Soup and the Chorizo Scramble.De Anza Park is a 9-acre outdoor recreation area
De Anza Park sits catty-corner to the neighborhood and offers a 9-acre outdoor space with playgrounds, picnic areas and athletic facilities, including basketball courts and softball and soccer fields. Nearby Almaden Lake Park offers a 32-acre lake with fishing, bocce courts and concession stands, as well as a 1.5-mile loop around the lake that residents enjoy walking along. Planet Fitness in the Princeton Plaza Mall offers indoor exercise opportunities when the Californian heat gets to be too much.Taking Route 87 to downtown San Jose
Highway 85 anchors the north edge of Calderwood-Dellwood and connects to Route 87 to the east, which travels up 8 miles into downtown San Jose. Route 87 also intersects with Interstate 280, which acts as the main beltway that curves around San Jose and travels up into the Silicon Valley area. Valley Transportation Authority offers bus services in this area with stops along Blossom Hill Road and Meridian Avenue. The San Jose Mineta International Airport is a 10-mile drive north past downtown San Jose. Approximately 4 miles west of the neighborhood is the Good Samaritan Hospital, a general hospital with a 24-hour emergency room. Although most residents here prefer to drive, Stieber notes that this area is considered very walkable and has a network of well-maintained sidewalks that pedestrians use for short trips, exercise and walking dogs.
