Single-family properties range from $2 million to $5 million. Condos and townhouses from the 1970s usually start around $700,000 and can reach about $2 million. On average, properties sell after 15 days on the market, much faster than the national average of 53 days. “Most people don't ever sell their homes here, so there’s almost no inventory at all,” says Amol Heda, associate broker at KW Bay Area Estates with nearly 25 years of experience. “The area has a really desirable school district and extremely good commute options, so home prices don't go down and it's almost impossible to get a house here.”

Top-rated Cupertino-area schools serve West San Jose

For kindergarten through eighth grade, most students are part of the highly-rated Cupertino Union School District, and many go to the top-rated Dilworth Elementary School. “It’s a very desirable school system, and people here really focus on their kids,” Heda says. Cupertino has an intradistrict transfer process, giving families some flexibility to attend schools outside their home boundary. Students might go on to Lynbrook High School, which is in Fremont Union High School District. Located right in the community, Lynbrook High offers programs in business, computer science and culinary science. In 2025, U.S. News & World Report ranked Lynbrook High as one of the best high schools in the state.
