About 44 miles southeast of Phoenix, San Tan Heights is a master-planned community in San Tan Valley with 21st-century homes, recreation and close access to shopping and dining. “It’s a very family-oriented community," says Connie Murphy, a Realtor with Keller Williams Integrity First who has over 14 years of experience. "A lot of people are serving in town council and on the school boards.” Homes here are part of the local homeowners association, which grants access to shared spaces like the community center and pool. “You’re buying the community, not just the houses,” Murphy says. Area houses of worship include The Church of Jesus Christ of Latter-day Saints, ONE Community Church and Mountain View Church.

Attending Florence Unified District schools

San Tan Heights is zoned for the Florence Unified School District, rated B-minus overall by Niche. Local kids may attend the neighborhood's C-plus-rated San Tan Heights School for kindergarten through Grade 8. Neighborhood recreation and desert mountain views

There are 19 playgrounds throughout the neighborhood, but Mountain Vista Community Park is the neighborhood’s only park, offering a large playing field, covered playground and courts for basketball and sand volleyball. Residents also share access to a community center and swimming pool. About 3 miles away, San Tan Mountain Regional Park is popular with nature lovers for its scenic desert views, dirt-packed multi-use trails and native wildlife, like black-tailed jackrabbits and Sonoran Desert toads. “Hiking by the San Tan Mountains is one of the activities I recommend to my clients—it’s beautiful,” Murphy says.

Community events for locals

The local HOA sponsors neighborhood events throughout the year, like garage sales and art nights at the community center. The semi-annual San Tan Heights Craft Fair at Mountain Vista Community Park is a highlight, where folks can shop with local vendors and artisans. State 48 Theatre Company is also in the neighborhood, and the company puts on plays, musicals and recitals throughout the year. Kids can sign up for classes with the company, and community members are encouraged to audition for new shows. Locals may also sign up for ranger-led hikes through San Tan Regional Mountain Park.

Retail and restaurants close to home

Pavilions at San Tan Heights, a retail plaza, borders San Tan Heights and offers Walmart, Goodwill and several chain restaurants and small businesses, like hair salons and specialty stores. For no-frills, authentic Mexican cuisine, Los Favoritos is a local go-to for tacos and breakfast burritos. Angry Crab Shack serves up cocktails and Cajun-style fare, including seafood boil dinners by the pound. There’s also San Tan Heights Towne Center, with a Walgreens and a handful of small businesses. For an evening out, Murphy recommends San Tan Flat, about 3 miles away, an Old West-inspired eatery with a comfort food menu, lots of outdoor seating, and live music on the weekends.

New homes built over the past 20 years

Set along sidewalk-lined streets in planned subdivisions, San Tan Heights’ homes have been built since the early 2000s and are generally new traditional Spanish-style, with red clay-tiled roofs, exterior archways and painted stucco facades. Residents are part of the local homeowners association, whose monthly dues of about $100 grant access to the neighborhood’s shared spaces. Homes here have three to five bedrooms and sit on lots ranging from 5,000 to 65,000 square feet with 1,500- to 3,500-square-foot layouts; yards with desert landscaping are standard, many dotted with shade trees and low-water plantings, like agave and cacti. Prices typically range from $350,000 to $700,000, depending on size, though custom homes with acre-sized lots in the neighborhood’s south range from $900,000 to $1.5 million. Pools are popular additions that can raise the price of a home. “Private pools are common everywhere because it’s so hot in the summer," Murphy says. "It’s a great way to cool off and have pool parties on the weekend.”

Getting around from San Tan Heights

West Hunt Highway Borders the neighborhood and merges with Route 202 in about 20 miles. Chandler’s about 22 miles, and Phoenix is 44 miles. Streets are generally sidewalk-lined and bike-friendly, but most residents are car-dependent, and there isn’t any nearby public transportation. Banner Ironwood Medical Center is about 5 miles, and Phoenix Sky Harbor International Airport is 40 miles.
