If you’re looking for a convenient and relatively affordable Santa Ana neighborhood, Mid-City might be worth checking out. Situated two miles south of the Downtown Santa Ana Historic District, Mid-City offers residents access to trendy bars and restaurants, along with a relatively affordable housing stock.

Realtor Matt Tilley with First Team Real Estate, known by many as the British Bloke from his YouTube channel, notes that homes here are more reasonably priced than in surrounding areas, and they often come with larger lots. “You can buy into this neighborhood at a really good price,” he says. “In the $700,000 to $800,000 price range, you’ve got an array of three-bedroom, two-bath homes worth looking at.” You’ll see some 1950s ranch-style houses with stucco siding priced around $760,000 and others situated on 6,300-square-foot lots that are going for about $840,000. You’ll also see some multifamily buildings that are fetching $1 million or higher.

Students here are served by the Santa Ana Unified School District, which has an overall Niche rating of B+. Martin Elementary School, rated C by Niche, offers English immersion and English mainstream classes. Students here can also participate in after-school enrichment opportunities. At Carr Intermediate School, also with a C rating from Niche, students can explore dance and music classes and participate in Astro Update, the school’s online news show. Students go on to earn their diplomas from Valley High School, which has a B- Niche rating and offers a variety of academic options including dual enrollment courses and media and culinary academies.

When you're looking for outdoor recreation, head to nearby Pacific Electric Park, a 1.4-acre facility with a playground, exercise equipment and picnic areas. Madison Park, a larger, 6-acre space, also has a playground, plus athletic fields and a community garden. You might want to get your steps in by strolling the downtown district and checking out some of the shops and restaurants. “I love the downtown area’s walkability,” Tilley says. “It’s easy to navigate, and it has a great vibe.”

In addition to being close to the cafes and bistros in the happening downtown district, Mid-City has its own restaurant scene that includes bakeries, seafood spots and Mexican eateries. You can start your day with coffee and pastries from Christy’s Donuts and pick up tacos and burritos from Cabanos Tacos. For the times you’d rather cook at home, Mid-City has you covered with Northgate Market, where you'll find a variety of ingredients, produce and freshly made tortillas. Mid-City is also home to Bristol Swap Mall which has additional dining options and retailers.

Mid-City offers relatively inexpensive homes and is close to the Downtown Santa Ana Historic District. “Plus, all the freeways are right there – the 5, the 405, the 22,” Tilley says. “And you’re next door to Irvine, which has a great job scene.” If affordability and convenience are on your list, you might want to consider a home in Mid-City.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
