Santa Rosa's first tract home development
About 2 miles east of Downtown Santa Rosa, Montgomery Village is an established midcentury suburb named for the city's only open-air shopping mall. The midcentury ranch-style homes here are set near the sprawling Howarth Park and highly rated schools. "This was the first big tract home development in the area after World War Two, when this locally famous homebuilder Hugh Codding built the Montgomery Village mall,” explains Drake Delzell, a local Realtor at RE/MAX Marketplace with 39 years’ experience selling homes across Sonoma County. “There’s lots of interesting history here, like with the Saint Eugene Cathedral being near the Carrillo Adobe, the valley’s oldest building. But the big things that made this place take-off were the shopping mall and access to Highway 12.”
Many of the community’s original families still live here, and the area continues to attract families with young children. "Families usually move to Bennett Valley for the great schools, but Montgomery Village offers the same schools at a similar price range," says David Collins, Sonoma Valley-based Realtor with Century 21. "It's just more bang for your buck, because Downtown Santa Rosa is just minutes away while the Montgomery Village Shopping Center is at your front door."

Midcentury ranch-style homes and newer custom builds
Montgomery Village has hardly changed since Codding began development here in 1950: midcentury ranch-style homes with manicured lawns and white picket fences sit along wide, open streets. Spreading low and wide across ample lots, these two-to-four-bedroom homes typically feature wood-paneled exteriors, traditional white trim and small porches, as well as attached one- or two-car garages and large backyards with mature plantings. The same rambling floor plans are often repeated in multiple homes. “They used to build these houses so fast," Delzell says. "As a publicity stunt, Codding built one from the ground up in less than 24 hours.” Prices range between $550,000 and $1 million, depending on the number of bedrooms and how recently they've been renovated.
On the neighborhood's eastern side, custom-built homes from the 1980s through early 2000s are set against the dense forest of Howarth Park and the vineyards of Bennett Valley. These three- to five-bedroom properties have floorplans ranging from about 2,500 to 4,000 square feet and often feature midcentury modern details like shed roofs, floor-to-ceiling windows and backyard patio spaces with heated pools. Prices range from $1 million to $1.8 million, depending on a home's square footage and number of bedrooms.

Three school districts with highly rated schools
Montgomery Village is served by three elementary school districts: Santa Rosa City covers the western half, Rincon Valley Union the northeastern corner and Bennett Valley Union the southwestern corner. Bennett Valley Union scores an overall A on Niche, offering the A-rated Yulupa Elementary for kindergarten through Grade 3 and the A-minus-rated Strawberry Elementary for Grades 4 through 6. Regardless of their elementary school district, all Montgomery Village students continue to B-minus-rated Herbert Slater Middle and B-rated Montgomery High. The latter offers the International Baccalaureate program, a physics lab and over 20 extracurricular clubs for pursuits ranging from mountain biking to journalism and creative writing.

Highway 12 access and near downtown SMART Rail
Montgomery Village is bordered to the west by Highway 12, which leads 2 miles to Downtown Santa Rosa; from there, commuters can merge onto U.S. Route 101, which leads about 60 miles to San Francisco, or catch the SMART Rail to the Larkspur Ferry. The neighborhood has plenty of sidewalks and bike lanes, and is home to Providence Santa Rosa Memorial Hospital. The regional Sonoma County Airport is a 10-mile drive, and San Francisco International Airport is 73 miles away.

Howarth, Spring Lake and Trione-Annadel State Park
The east side of the neighborhood is bordered by some of Santa Rosa’s largest and most popular parks and open spaces. “You see a lot of people starting their morning runs here because you can go from Howarth Park into Spring Lake Park, and from Spring Lake Park into Annadel State Park,” says local Compass Realtor Elena Karakozoff. Shaded by mature oak and pine trees, the 137-acre Howarth Park features rugged trails, tennis and pickleball courts, playgrounds and an amusement center known as K-Land. “They have a miniature train on the weekends that the kids love to ride and a carousel with tons of horses and lights,” says Tony Pereira, a longtime Sonoma County resident and Broker with RE/MAX Gold.
Howarth Park leads into Spring Lake Park, which centers around its namesake lake and lagoon. “When you walk around Spring Lake in the morning, you can see the ‘Ghosts of Spring Lake’ crawling on the surface, as the morning fog burns off over the water,” Karakozoff says. While walking on the 2-mile Spring Lake Loop Trail, locals might see their neighbors fishing for bass, paddleboarding on the lake or relaxing in the shade of eucalyptus trees.
Spring Lake branches off into Trione-Annadel State Park, a sprawling 5,500-acre open space filled with redwoods, meadows and maple trees. Hikers, bicyclists and campers can take to the dirt-packed trails here, while horseback riders can trot along the area’s paved roads.

Montgomery Village's outdoor shopping center
“The Montgomery Village shopping center is just across the street from most people’s houses,” says Sarah Stubblefield, a Sonoma County Realtor with Compass. “Many can just walk to grab their groceries or a place for dinner.” Monti’s is one of Sonoma County's most popular Mediterranean restaurants, with an outdoor patio and indoor fireplace. Sea Thai Bistro is as well known for its Thai food as its creative decor, with jellyfish light fixtures and schools of fish hung from the ceiling. Avid Coffee’s line is out of the door almost every morning and filled with the chatter of locals and clicking of remote workers on their laptops; folks can also grab coffee and novels at the local Copperfield’s Books. There's a Lucky grocery store right at the mall, and a Whole Foods and Safeway within a half mile.

Summer fun and drag brunch shows at the Flamingo Resort
The sleekly renovated midcentury modern Flamingo Resort is the community watering hole, with a bar and nightclub beside a kidney-shaped swimming pool. “It really pops off here at night and on the weekends," says Binyam Mesfun, a waiter at the resort's Lazeaway Club, "with live music and drinks by the pool and tons of cocktails.” The Lazeaway Club hosts comedy shows on Thursdays, live music on the weekends, and drag brunch shows on the first Sunday of every month. During the summer, some neighbors book nights or weekends at the resort to enjoy a staycation by the heated pool.

Sonoma County has seen several severe wildfires in recent years, including the Tubbs Fire in 2017, which burnt many homes in the Fountaingrove community, about a mile north. “The fire took the same route as another wildfire in the 1960s,” Collins explains. Montgomery Village itself has generally experienced poor air quality rather than property damage during area wildfires; however, the county's overall major risk of wildfire means it can be challenging to obtain homeowners insurance here.
