Bellevue Terrace is a popular alternative to nearby Pinecraft
Saying Bellevue Terrace is the "next Pinecraft” might mean little to non-locals, but to many in the Sarasota area, this neighborhood is the next best thing to that popular Amish and Mennonite community. This small, mostly residential area sits about a mile from Pinecraft’s many popular Amish restaurants and shops and near an entry point for the Legacy Trail, a walking and biking path that spans nearly 20 miles between Sarasota and Venice. Other Florida snowbirds, full-time residents, and vacation property investors are also drawn to Bellevue Terrace for its charming midcentury homes, lack of HOAs, and proximity to downtown Sarasota and the beach.
Atomic Ranch-style homes line the streets
Most homes in Bellevue Terrace are midcentury-era ranch-style with two or three bedrooms. Some are considered “Atomic Ranch,” a popular twist on the typical build that includes pops of color, huge windows and low rooflines.
Albert Wooster, a broker with Albert Wooster & Co. who has sold throughout the area, says many properties in the area retain vintage charm, but could use a little TLC. “There is a lot of enthusiasm over those homes,” he says. Some 1980s-era split-level and New Traditional style homes from the 1990s and early 2000s are also available. They sit close together on grassy lawns dotted with mature trees. Short driveways lead to garages or carports. Prices range from $300,000 to $660,000, with higher-priced homes featuring four bedrooms or more space.
Sarasota is vulnerable to hurricanes, and parts of the neighborhood are in flood zones, so homeowners are often required to have flood insurance. Bellevue Terrace’s location within city limits makes it attractive to investors purchasing short-term rental properties. While properties within the county must be rented for a month or more, those in the city can be rented for a minimum of a week. “The proximity to downtown makes it attractive for Airbnb’s,” Wooster says.
Children attend Sarasota County Public Schools
Sarasota County Public Schools serves the community and offers Controlled Open Enrollment, which allows students to apply for a school in any school district. The schools zoned to Bellevue Terrace are highly rated on Niche. Alta Vista Elementary rates a B-plus, and Brookside Middle and Sarasota High rate an A-minus. Sarasota High offers many clubs and organizations, including the Outdoor Adventure Club, Cooking Club and WISTEM (Women in STEM) Club.
Green spaces and trails are conveniently close
Locklear Park is located on the neighborhood’s east side and features areas for hiking, games and fishing. Levee Trail Park, nearby, is another dog-friendly spot popular for its access to the Levee Trail, a nearly 2-mile paved loop. The park also features a picnic area with tables. Hikers and bikers pick up the Legacy Trail nearby, off Fruitvale Avenue. The Sarasota City branch of the YMCA is about a mile from the neighborhood and offers indoor recreation like swimming, a fitness center and classes. The beach is less than 10 miles away.
Amish goods in nearby Pinecraft, downtown Sarasota is about 4 miles away
Pinecraft is about a mile from Bellevue Terrace and is a popular destination for shopping and dining. Yoder’s and Der Dutchman are two of the most popular restaurants, serving comfort foods like fried chicken and mashed potatoes. Nearby shops sell Amish furniture, quilts and shoes. Large shopping centers and big-box stores are nearby along Fruitville Road, North Beneva Road and Bahia Vista Drive. Downtown Sarasota is less than 4 miles away and is a hub of local restaurants, boutiques and entertainment at Regal Hollywood movie theater and McCurdy’s Comedy Theatre.
Residents get around on I-75 and Breeze Transit buses
Residents take nearby Fruitvale Road to Interstate 75, which travels throughout eastern Florida. Breeze Transit buses stop along Bahia Vista Drive and South Tuttle Avenue. Sarasota Bradenton International Airport is about 7 miles away.
