Most View Ridge residents are owner-occupants living on gridded streets, where sidewalks line the tree-speckled curbs and rear alleys flank many of the houses. Popular architectural styles from the early to mid-1900s prevail here, especially Craftsman, midcentury modern, raised ranch-style and Cape Cod designs. Many locals have recently updated and expanded the neighborhood’s longest-standing structures. “People are buying older homes then rebuilding them, making them taller,” says resident Monica Blum. “Many homes are newer, with modern construction and environmentally friendly elements like solar panels. Newer homes often have cedar porches.” Condominiums in apartment-style developments are also available, with one-bedroom units below 700 square feet starting around $300,000. Properties average around $1.5 million in value, though View Ridge’s priciest estates — a pristine five-bedroom midcentury modern home over 4,000 square feet, for example — can approach $4 million.

Sail, swim or swing the 7-iron
Warren G. Magnuson Park covers 350 acres next door to View Ridge, offering a dynamic collection of outdoor spaces. Athletic visitors can compete on its soccer fields, indoor and outdoor tennis courts and baseball diamonds. Local leisure-seekers love to stroll along forested trails and stake out spots on the beach. Hobbyists can test their R/C aircraft on a miniature airstrip while four-legged locals let off steam in the off-leash area. “All the local high schools play their sports down at the playfields,” Blum adds. Further activities are available for members of the Sand Point Country Club, whose 18-hole golf course has operated since 1927. Members can play on the club’s well-maintained tennis courts or swim laps in the pool. “The pool is heated and is open all year round,” says Blum, Sand Point Country Club’s director of club engagement. Meanwhile, sailors-in-training can take lessons at Sail Sand Point, which operates on a pier just north of the park.

Locally sourced foods abound
A few doors down from the pier is Magnuson Café and Brewery, one of View Ridge’s few local businesses. This local eatery’s front deck provides a pleasant waterside seating area where visitors can enjoy rotating draft beers and classic pub food. Locally grown and produced meat, dairy, seafood and produce fuel the restaurant’s menu items, from burgers and fries to tacos and cheese curds. Similarly, PCC Community Markets sells Seattle-made foods at its co-op in View Ridge’s southwest corner. Many other businesses populate the Wedgwood neighborhood immediately west and the University Village shopping area about 2 miles southwest.

A-rated schools within blocks
View Ridge Elementary School operates in the neighborhood’s western section, accommodating roughly 350 students from pre-K through fifth grade. It has an A overall from Niche, as does Eckstein Middle School, about six blocks west of the neighborhood. A bit farther west, View Ridge ninth through 12th graders join nearly 1,600 fellow Rough Riders at Roosevelt High School. This century-plus-old school has an esteemed A-plus from Niche and offers various Advanced Placement and college preparatory courses.

Depending on traffic, View Ridge residents can drive to downtown Seattle in as little as 15 minutes via Northeast 75th Street and Interstate 5. The commute can stretch up to an hour on especially traffic-heavy days. For those wishing to skip the highway, work up a sweat or reduce their carbon footprint, the Burke-Gilman Trail offers an excellent alternative. Bikers can typically reach downtown in less than an hour via this extensive mixed-use trail, which runs alongside the neighborhood to the east.
