Contemporary suburbs near the campus of LSUS and major highway shopping centers

Situated around the Shreveport campus of Louisiana State University, the Spring Lake/University Terrace community is a late 20th-century suburb with sizable homes, high-rated schools and vast commercial retail centers.

With its neatly arranged set of homes tucked along curvilinear neighborhood streets and private drives, children can play outside and ride bikes in the street, while neighbors say hello and look out for each other. While following similar development patterns, the few subdivisions here bear little resemblance to each other. “The neighborhoods have older estate-type homes with more square footage, although there are vast architectural differences between the neighborhoods,” says Adam Lytle, a local real estate agent with Berkshire Hathaway Home Service Ally Real Estate.

Shopping and Dining

Folks living in the Springlake and University Terrace area are also near a large highway retail corridor and a business park filled with franchise car dealerships, bank branches and a few other businesses. Along Youree Drive, the main highway coursing through the community, folks can shop for almost anything they need at big box retailers such as Target, Sam’s Club, Conn’s HomePlus, Kohl’s and World Market. There’s also a choice of different supermarkets, including Whole Foods and Kroger. There are numerous stores in the area, but instead of containing many of them in an enclosed mall, the shops are spread out over a long stretch of highway with vast parking lots, some of which have smaller restaurants and shops fronting the highway in stand-alone buildings or smaller low-slung strip malls. Locals can also find healthcare service here, with the Willis-Knighton Pierremont hospital and some doctor’s offices clustered together in the corridor.

Multi-family and single-family housing at the edge of Shreveport

Homes in the Springlake/University Terrace sit in the shade of large oak and magnolia trees on spacious lots with enough space for colorful yards and gardens. With much of its development starting in the 1970s, split-level and ranch-style homes and Colonial townhouses are popular styles, ranging in price from $160,000 to $200,000. The area also includes several modern development tracts from the 90s and early 2000s. In some of these communities, which also include townhouses and condos, homeowners associations offer amenities such as pools and tennis courts. A few others are more oriented to offering larger homes, with properties over 2,200 square feet going on the market for $300,000 to $500,000. .

LSUS and its community-oriented legacy

Students in the community can enroll at University Elementary School in the Caddo Parish School District. Niche gives the school a B-minus. From there, students can advance to Youree Drive Middle AP Magnet School and Captain Shreve High School. Youree Drive Middle gets a C-plus rating on Niche, while Captain Shreve High earns a B-plus.

Louisiana State University at Shreveport, or LSUS, opened in the 1960s due to public demand for a college institution in Shreveport. Today, the school offers 25 undergraduate degrees, 12 master’s programs and a Doctorate of Education program. Accredited by the Southern Association of Colleges and Schools Commission on Colleges, LSUS ranks as one of the top 50 most affordable colleges in the nation according to the U.S. Department of Education.

Nature hikes and fishing in the Red River’s bayous

Aside from a couple of playgrounds and sports fields next to the LSUS campus and at University Elementary School, there are no parks or recreational spaces in the Springlake and University Terrace area. Nearby, folks visit C. Bickham Dickson Park for long hikes, horseback rides and fishing. Anchored by a 200-acre lake that’s open to small kayaks and paddle boats, Dickson Park is the largest site managed by Shreveport Parks and Recreation. Gas motors are prohibited in the lake. As of March 2024, the park is closed until further notice as part of the roadway in it and the fishing pier are currently underwater.

City suggests flood insurance for at-risk homes

There is a risk for flooding in many parts of the Springlake and University Terrace area due to its proximity to tributaries and lakes connected to the Red River. For homes identified in a flood plain, mortgage providers may require separate flood insurance policies. In any case, the city advises homeowners to consider an insurance policy as Shreveport has experienced substantial floods, the most significant occurring in 2015 when storms forced the temporary closing of nearby I-220.

Direct access to downtown and points in the Texas-Arkansas-Louisiana region

Along Youree Drive, folks can drive or take public SportTran buses to downtown Shreveport about eight miles away. Interstates 20 and 49 are also easily accessible via the nearby Inner Loop Expressway, allowing motorists to reach points in Texas, Arkansas and the rest of Louisiana within a couple hours. Those traveling farther afield can fly out of Shreveport Regional Airport about 13 miles west on I-20. Allegiant, American, Delta and United all serve the airport with direct flights to Atlanta, Los Angeles, Las Vegas, Charlotte, Dallas/Fort Worth, Houston and Denver.
