Diverse, newly established community south of Atlanta
South Fulton is young but already establishing a legacy. The city was incorporated and elected its first mayor in 2017, combining many distinctive neighborhoods in southwest Fulton County. After its formation, South Fulton made headlines for having one of the highest Black populations in the country, surpassing Jackson, Mississippi and Detroit, Michigan. According to the 2020 census, 91% of the city's 107,436 residents are Black. It is also one of the most educated Atlanta suburbs, with over 93% of residents having at least a high school diploma. Most residents commute to work in Atlanta, but locally owned businesses and restaurants also employ many people within South Fulton. A focus on small businesses, live music and festivals have given the city its own identity while also maintaining the character of the rest of the metro. “Atlanta and South Fulton, in general, are the true definition of the Southern Belle. It’s the Southern hospitality, it’s the ‘how y’all doing’, it’s the sweet tea,” says Stevette Dukes, a Realtor with Coldwell Banker Realty who has been selling homes in Atlanta since 2017.

A diverse collection of houses, from Brookwood to Sandtown
After South Fulton was formed in 2017, it combined previously unincorporated communities across southern Fulton County. This formation gave the city a wide distribution of houses, from 1,000-square-foot ranch properties in Brookwood to gated private estates in Sandtown. There are just over 38,000 homes in South Fulton, and about 68% of them are owned rather than rented, compared to less than 50% of home ownership in Atlanta proper. The city has a median home price of around $350,000, slightly lower than the rest of Atlanta. Homes typically sell after two months, slower than the national average of 44 days.

South Fulton Arts Center uplifts amateur and professional artists
South Fulton has invested in a small but thriving local arts scene. The city took over the Southwest Arts Center on New Hope Road in 2019, which teaches music, dance and theater classes year-round. The South Fulton Arts Center on Butner Road offers classes and holds drama performances. Jennifer Buer-Lyons, executive director for the South Fulton Arts Institute, also says that the center brings art education programs to schools and employs local artists by booking them in community performances. Along Merk Road, Wolf Creek Amphitheater is an outdoor venue that hosts concerts, film festivals and festivals throughout the year, including the city’s annual Juneteenth celebration.

Small businesses shine in South Fulton
Atlanta is known for Southern food like fried chicken, wings and barbecue, and South Fulton is no different. The city has many locally owned chicken and wing shops and a few standout eateries like Gocha’s Tapas Bar, which has been featured in Eater Atlanta. There are very few chain stores around, and instead, small businesses like salons, barber shops, farm suppliers and daycares populate the area. “I think that one of the big things that draw people in is a lot of Black-owned businesses,” Dukes says. “For my clients, it’s great for them to see people run and open businesses and restaurants and operate in excellence.” South Fulton has no large malls, and prominent shopping districts are in surrounding areas, like the Arbor Place Mall in Douglasville, 15 miles away.

Less than a mile from the Atlanta Airport
Interstates 85 and 285 surround South Fulton, and more minor thoroughfares like Roosevelt Highway run through the city. The Metropolitan Atlanta Rapid Transit Authority (MARTA) public transit system covers the entire Atlanta metro area with bus and subway routes. Bus routes are on many of South Fulton’s major roads, and the closest MARTA subway stations are at Hartsfield-Jackson Atlanta International Airport, less than a mile away, and in neighboring College Park. Downtown Atlanta is a 20-mile drive and can be reached on the interstate or through the rail system.
Decreasing South Fulton’s crime rate
According to a 2023 FBI report, South Fulton’s crime rates are slightly higher than the state and national averages. In August 2023, there were 250 property crimes and 150 violent crimes per every 100,000 people. South Fulton Police has a department-wide focus on crime prevention in areas like Old National Highway, which District 7 Councilmember Linda Pritchett says has a high violent crime rate. An increased police presence on Old National Highway and throughout the area has decreased crime rates by nearly 22% in five years.
Like the rest of Atlanta, South Fulton has all four seasons. Summer temperatures are typically in the high 80s and low 90s, and winters have temperatures in the 30s and very little snow. While the city does have a series of large industrial parks, IQ Air gives it a “Good” air quality rating, and there are no reports of damaging pollution in the area.
