Mesa del Sol is a master-planned community in a sunny stretch of desert in southeast Albuquerque. While it’s on the outskirts of the city, it’s still convenient to employment and entertainment. Albuquerque’s major employers, the city’s air force base and its science and technology industry, are all nearby. But perhaps its most well-known employer is just across the street: Netflix Albuquerque Studios, one of the streaming giant’s three filming locations, which includes 12 sound stages and multiple production offices next to the community.

Contemporary, single-family homes in Mesa del Sol blend Pueblo Revival, Spanish Revival and Craftsman architecture, though some have more modern, asymmetrical designs. Most properties in the community are part of one of several homeowners associations, which charge between $60 and $150 per month. Fees go toward community amenities that include a green space with a playground, picnic and barbecue areas, walking and biking paths, a dog park and a community pool.

Commuting to downtown, major employers and the airport

University Boulevard is the main entrance and exit to the community, and it leads directly to the Albuquerque International Sunport, about 6 miles away. East of the airport, the Kirtland Air Force Base is a major regional employer, about 11 miles from the neighborhood; Sandia National Laboratories and the Sandia Science & Technology Park are even farther east, about 14 miles away.

Proximity to employers can be a major draw for the new community, Henry Padilla, a Realtor and team lead with Real Broker, who has about 7 years of experience, explains. “When it comes to new construction in Albuquerque, there aren’t many options,” he says. “[Mesa del Sol] is the closest to the Labs. The other new constructions are on the opposite side of town.” Additionally, commuters can use nearby Interstate 25 to get to Downtown Albuquerque, a 10-mile trip that can take over 20 minutes during rush hour.

Future development and sustainability

Much of the residential community is still under development, and Mesa del Sol is surrounded by open land that developers hope will be home to employment and commercial centers. “It’s hands-down the most up-and-coming neighborhood when it comes to development and infrastructure,” Padilla says. “It’s going to be a little city of its own.” The planning for Mesa del Sol incorporated geodesign, which considers natural resource conservation, the impact of population growth and carbon footprint reduction. Many homes come with eco-friendly features as well, including:

  • 220v EV chargers for electric vehicles
  • Solar energy systems
  • Smart home systems, which connect lighting, appliances and thermostats to a smart home hub or an app
  • ENERGY STAR certifications, which ensure the home meets energy efficiency standards set by the Environmental Protection Agency

Schools that serve Mesa del Sol

Mesa del Sol is served by the highly rated Albuquerque Public Schools district. With over 65,000 students across more than 140 schools, it is the largest district in the state and one of the largest in the country. Children may start their K-12 journey at Bandelier Elementary School before moving on to Jefferson Middle and Albuquerque High. All three schools are highly rated, and Albuquerque High is the oldest in the district, established in 1879. High schoolers may join prestigious academic organizations, like the National Honor Society, or extracurricular clubs like the International Thespian Troop, Mock Trial or Mariachi band.

Outdoor recreation near Mesa del Sol

Just across the street from the residential part of the neighborhood, the Dr. E. A. Swede Scholar Regional Recreation Complex encompasses several athletic fields. The 27-hole golf course at the Isleta Resort & Casino is nearby, and the Valle de Oro National Wildlife Refuge is across the interstate. Spanning about 570 acres, the wildlife refuge seeks to rehabilitate land that used to be an old farm; so far, species like coyotes, big brown bats and yerba mansa, a medicinal plant with white flowers, have made the area home.

The Isleta Amphitheater is adjacent to the Dr. E. A. Swede Scholar Regional Recreation Complex, and it hosts big-name acts, like Motley Crue, The Foo Fighters and Luke Bryan. “It’s our main [venue,]” Padilla says, though he cautions that the amphitheater can cause traffic near the community. “All the big concerts, all the big names, that’s where they go when they go on tour through Albuquerque.” The Albuquerque Dragway is set to open nearby at the beginning of 2026.
