Blending country living and suburbia in Spokane’s Five Mile Prairie

High up on a plateau north of Spokane, Five Mile Prairie is a place where the flat countryside of eastern Washington meets new construction neighborhoods. Sweeping vistas of the wide-open sky and the city down below have inspired the names of a lot of community spaces, from Sky Prairie Park to Prairie View Elementary School. Despite the rural atmosphere, you’re not far from the kinds of conveniences and community spaces that keep people around, both down the street at the local grange organization or down the hill in Downtown Spokane.

New construction homes on Spokane’s rural outskirts

Country roads in Five Mile Prairie run past older farmhouses and the entrances to new suburban subdivisions. “It’s a mix up there in Five Mile Prairie,” says Jonathan Bich, a Realtor with Coldwell Banker Tomlinson North, who’s served Spokane and the surrounding area for 24 years. “There are older homes, established neighborhoods and new construction going on, too.” Buyers can find the occasional home built on a larger property in the early 1900s. The majority of properties for sale are New Traditional houses built along spacious blocks and cul-de-sacs from the 2000s through 2020s. Prices typically range from the mid-$300,000s to the lower $800,000s. Especially large contemporary homes built on acreage or lots with a view can go for $1 million or more.

Five Mile Prairie has a median single-family home price in the mid-$500,000s. That’s higher than neighboring North Indian Trail, South Indian Trail, Town and Country, Northwest Spokane and Country Homes.

Attending the Mead School District or Spokane Public Schools

Most of Five Mile Prairie is in the Mead School District. The neighborhood is home to the highly rated Prairie View Elementary School and Highland Middle School. On Five Mile Prairie’s southern edge, kids can attend Spokane Public Schools. Parents can send kids to their assigned SPS schools or apply for spots at other schools through the district’s school choice program.

A peaceful community with plenty of local events

There’s a quieter, slower lifestyle in Five Mile Prairie. “It’s a little less traveled,” Bich says. “You wouldn’t drive through Five Mile Prairie to get somewhere. The only reason you’d go out there is because you live there.” Neighbors take care of one another and get to know each other through organizations like the Five Mile Prairie Neighborhood Council and Five Mile Prairie Grange. Members of the neighborhood council discuss local issues at regular meetings and organize events like ice cream socials. The Grange hosts all kinds of potlucks and charitable events, from yard sales to the popular annual pie night.

Commuting from the prairie to downtown Spokane

Downtown Spokane is about 7 miles from home. Commuters typically drive to get around the city. The Five Mile Park & Ride offers access to Spokane Transit Authority buses, down the bluff off Five Mile Road. Although you’re not likely to get to work on foot, sidewalks make it easy to take walks around subdivisions and along main roads.

A short drive to north Spokane shopping hubs

While Five Mile Prairie is a quiet, residential area, its neighbors are home to busy shopping centers. North Indian Trail is closest for most residents. At Sundance Plaza, you might pick up groceries at Safeway or order barbecue favorites from JJ’s Tap and Smokehouse. North Division Street and North Newport Highway are the big-box commercial strips for Town and Country and Country Homes. Less than 15 minutes from home, you’ll find shopping centers anchored by retailers like Target, Walmart and Lowe’s, plus plenty of chain restaurants.

Close to parks, trails and private recreation

Many people have swimming pools or playsets in their backyards, but Five Mile Prairie also has places locals go to spend time outdoors. A short walk or drive away, you can find:

  • Sky Prairie Park, a central green space packed with playgrounds, walking paths, a skate park and sports courts
  • Riverside State Park, a more than 9,000- acre recreation area, with trails accessible from Dorset Road
  • City View Pool & Tennis Club, one of the area's few private recreation spaces
