A peaceful Springfield suburb in a great location
Those seeking a historical home in a well-kept Springfield community should turn their attention to University Heights. Residents love University Heights for its early 20th-century architecture, constructed with durable materials like brick, stone and stucco. Meanwhile, its south-central location in Springfield means high-end dining and major job hubs are only minutes away. University Heights is wedged between Mercy Hospital and Missouri State University, two big Springfield employers with more than 11,000 workers between them. “The neighborhood is a popular landing spot for doctors, therapists, nurses and professors who want to be close to work,” Crabtree says.
The University Heights neighborhood is situated just south of the Missouri State University campus.

This established neighborhood has a wide array of architecture
The neighborhood was established in 1925, but residential construction carried into the 2000s, equipping the neighborhood with a variety of vintage, midcentury and contemporary home styles. “Renowned Springfield architect Carl Bissman was behind the Tudor and colonial revival houses common throughout,” says Richard Crabtree, Realtor with Murney Associates and former resident of University Heights. Because of the variation in home styles and sizes, Crabtree says there’s a wide price range: $250,000 to $900,000. There are even some large homes with pools priced north of $1 million. University Heights homes are perched on leafy, landscaped lots that range between a quarter and half-acre and are lined with tidy sidewalks and mature trees.

Sunshine Elementary School, which dates back to 1930, recently received a $13 million expansion to serve more students, improve the gym and make the building more accessible and secure. Jarrett Middle School and Parkview High School are found in surrounding neighborhoods, but both are less than 2 miles from any front door in University Heights. All three of these schools receive overall grades of C-plus from Niche.

Locals can head to the park or check out the Art Museum
Residents who want to enjoy the outdoors frequent Phelps Grove Park to the north, says Crabtree. “The park is packed Friday through Sunday in the spring and summer.” This green space has towering oaks and leafy maple trees that make it a popular place to picnic in the shade or walk the dog. Phelps Grove Park also features tennis courts, paved trails and a playground. Situated next door is the Springfield Art Museum, which boasts a rotating collection of exhibits that are always free of cost.

A 24-hour donut shop and plenty of dining and shopping
Right by Phelps Grove Park is Bambino’s Café, a local haunt where residents will likely run into their neighbors. This Italian kitchen crafts succulent dishes like crab cakes surrounded by tomato herb sauce and angel hair pasta. For a quick sweet treat morning or night, Hurts Donut is open 24 hours each day. While many of the homes are from another era, there are modern shopping options nearby, like local grocer MaMa Jean’s Natural Supermarket and national retailers like Walmart. Locals can expand shopping and dining choices by heading to downtown Springfield 2 miles away. “Some people jokingly refer to University Heights as ‘Midtown,’ but we already have another area called Midtown,” Crabtree says. “I see why some people call it that; it is now more the middle of Springfield. Because of that, you can get anywhere you need to lickety-split, in 5 to 10 minutes.”
Residents have many options for getting around with ease
Most University Heights residents get around by car, but the area’s abundant paved sidewalks and many bus stops bordering the neighborhood make it easy to get around town on foot or public transit.
