An art district with historic architecture and fixer-uppers
Woodland Heights once hosted the original downtown for North Springfield, a hive of activity filled with passenger trains and merchants. Today, visitors can still marvel at the historic brick architecture while shopping and dining on Commercial Street. Locals enjoy checking out the art of the Moon City Creative District. But the other driving appeal of Woodland Heights is that the housing stock is full of fixer-upper opportunities.

Dining on Commercial Street
“Woodland Heights is close to Commercial Street, which has a ton of eateries and lofts, and that’s being revitalized, which spreads out and impacts surrounding areas,” says Debra Parrish, a Realtor with Murney Associates, who was born and raised in the area says. “It’s an awesome place to hang out and a very family-friendly place.” One of the most popular options on Commercial Street is White River Brewery, which residents enjoy for an evening on their patio. Another hot spot is Van Gogh’s Eeterie, a restaurant that wants you to step into Amsterdam. Customers can feast on crepe pancakes and loaded fries in an airy, minimalist setting. For running errands, locals can bus or drive down Kearney Avenue — part of old Route 66 — to find Aldi, Walgreens and a Wal-Mart Supercenter.

Moon City Creative District
Residents are likely to encounter an artsy but unusual sight on a stroll through the neighborhood: a painted utility pole. Colorful scenes of outer space, the industrial world and nature have helped give an identity to what’s known as the Moon City Creative District. Dozens of these dot the blocks north of Commercial Street. The Moon City Creative District has an annual Summer Solstice Art Fair, which takes place at the Historic Lafayette Park. The Woodland Heights Neighborhood Association also puts on events throughout the year, including, most notably, St. Patrick’s Day and 4th of July parades.

Fixer-uppers with small to large front porches
“It’s a beautiful area,” Parrish says. “It's an older part of town, and housing goes all the way from bungalows to two-story homes.” Many homes in Woodland Heights require some extent of renovations and may be considered fixer-uppers. On the interior of these homes, homebuyers might discover multiple fireplaces, butler pantries or stained-glass windows. Outside, there’s cohesion to the neighborhood, with many homes featuring wood facades in neutral tones like beige or cream. The majority of homes in Woodland Heights also feature some sort of front porch. Prices range from $25,000 to $200,000 for homes that require renovation and north of $200,000 for renovated homes.
