West Springfield
Single-family homes along sidewalks north of Eastgate Woodlands
West Springfield features a mix of houses built between the 1950s and early 2000s. Ranch-style homes are priced between $230,000 and $460,000. Split-level properties sit along sidewalk-lined streets, listing from $415,000 to $520,000. New traditionals go for between $500,000 and $775,000. Homeowners in the neighborhood’s southern area by the Eastgate Woodlands, where the potential for flood risks is, are encouraged to apply for a floodplain development permit before building sheds on their properties. Additionally, over a quarter of properties in the neighborhoods are apartments rented out for $1,200 to $1,600 monthly.Studies and CTE pathways in Springfield schools
Springfield Public Schools serves West Springfield. Most of the neighborhood is zoned for Centennial Elementary School, which earns a C-plus grade from Niche. Kindergarten through fifth-grade students may attend the kids club, an afterschool program offered through its partnership with the Willamalane Park and Recreation District. Hamlin Middle School and Springfield High School both earn C grades. High schoolers can choose from various Career and Technical Education (CTE) pathways, such as journalism and broadcasting. The University of Oregon is a public research university nearly 5 miles west and, according to Niche, is a popular choice among the district’s graduates.Woodlands and recreation along the Willamette River
The Willamette River was once a shipping channel and now is used for various water sports and activities, including whitewater rafting, boating and fishing. "Kayaking, walking and picnicking near the river is super popular here," says Tatum. "There are also waterfalls and great hiking spots just a few miles away." The West D Street Greenway spans 15 acres, located within the Eastgate Woodlands, and has over a mile of paved, multi-use trail. Boats can launch from the river’s north bank, which is adjacent to Heron Playground and its open space. Meadow Park’s 7 acres include access to the Rosa Parks Bike Corridor, a 2-mile trail that runs parallel to Springfield’s Emerald Express (EmX) bus route on Pioneer Parkway. Meadow Park also has facilities for various sports, including a baseball diamond, basketball court with adjustable hoops and pickleball courts. Picnic shelters sit adjacent to its playground, painted in vibrant colors. Pursue Fitness and the Eugene Family YMCA are also both nearby for individual and instructor-led indoor workouts.Centennial Center businesses and The Shoppes at Gateway
Local restaurants, including Chopstix Chinese Cuisine and Cool Beanz Coffee, are both in and near Centennial Center’s shopping center. The center’s Stadium Sports Pub sources local ingredients, including hot dogs from Benedetti’s Meats and pretzels from Saverio’s Bakery. Safeway and Fred Meyer are the closest grocers and are located across Oregon Route 126. The Shoppes at Gateway is lined with major retailers, including Target, Marshalls and Kohl's, as well as a Cinemark movie theater. Downtown Springfield, located roughly 2 miles southeast of the neighborhood, has additional local shopping and dining options. "Downtown has really come into its own in recent years. There are great restaurants, coffee shops and bars. It's also a go-to for antique shopping," says Tatum.Celebrating Springfield with an annual block party
Main Street, in Downtown Springfield, shuts down the Friday after Labor Day each year for the annual Springfield Block Party. The event features a mix of live performances, including those performed by musicians, marching bands and actors from the local, non-profit theatre company, Pegasus Playhouse. There are also numerous activities, including an obstacle course, an inflatable axe-throwing station, a bounce castle, face painting and picture opportunities with the town mascot, Homer Simpson.I-5 access, LTD buses and Centennial Boulevard
Interstate 5 runs through the neighborhood’s west side, connecting the community with Salem in under 70 miles. Lane Transit District (LTD) buses run along Centennial Boulevard, a local thoroughfare and a path west to Autzen Stadium, the university’s football stadium. Centennial Boulevard also ties the neighborhood to the McKenzie Medical Center, nearly 3 miles east. Oregon Route 126—or Highway 126—intersects I-5 to the Eugene Airport almost 15 miles west. The Rosa Parks Bike Corridor runs parallel to Pioneer Parkway, one of the neighborhood’s primary north- and south-bound paths. By-Gully Bike Path branches west off the corridor for over a mile, traveling parallel to Highway 126 in the neighborhood’s northern area.
