A tree-lined, residential suburb with stately homes in Staten Island

Nearly all of the homes in Silver Lake lie within the small cluster of quiet streets along the western edge of Silver Lake Park, a streetscape unlike any other Staten Island neighborhood. Many of the broad streets are split down the middle by tree-lined medians, where some of the borough’s oldest trees cast long shadows across single-family homes, manicured lawns and well-appointed garden beds. Anchoring the neighborhood’s center, Silver Lake Park has had many iterations over the last 200 years, including as a site for a 19th-century casino, saloon and Staten Island’s first icehouse, as well as a sprawling forest preserve and reservoir for drinking water. Today, the park remains vital to locals as a popular green space for recreation and relaxation from the city hustle. “It’s a beautiful area,” says Qais Shawabkeh, a real estate broker at Intella Properties. “Many of the people trying to buy homes in Silver Lake are from Brooklyn,” says Shawabkeh. “They can afford to buy a home in Silver Lake instead of renting in Brooklyn, and parts of Silver Lake have a similar vibe.”

A competitive market with limited available housing stock

In the spring, the native fruit trees bloom with purple and pink flowers, complimenting the colorful elegance of Silver Lake’s Victorian, Dutch colonial and French Provincial-style homes. Housing stock is very limited and competition is steep, as residents are slow to leave the neighborhood. When a single-family property does become available, prices typically range between $680,000 and $1.1 million, which is slightly higher than the average in Staten Island as a whole. The more modest raised ranches, colonials and semi-detached homes near Forest Avenue range from $550,000 to $700,000. Snug one-bedroom condos in brick-clad high-rise buildings generally go for between $245,000 and $350,000.

Amenity-rich park with Staten Island’s largest body of freshwater

Silver Lake Park is undoubtedly the nucleus of the Silver Lake neighborhood, a 209-acre recreational oasis and Staten Island’s equivalent to Manhattan’s Central Park. The park occupies over 80 percent of the neighborhood’s total area, and for the lucky few who call Silver Lake home, the park serves as an extension of their large backyards. Complete with rugged nature trails, tennis courts, playgrounds, sports fields, dog run areas and an 18-hole golf course, it’s a popular, year-round destination for residents. Walking trails surround the entirety of Silver Lake—a reservoir that was originally a spring-fed body of water that dates back to the Ice Age—including the promenade known as the Audre Lorde Walk, named after the great Black American poet laureate and activist who lived nearby. The lake forms a large figure-eight at the center of the park, divided in half by a turn-of-the-century stone dam footbridge. Families can access both the Silver Lake Playground on the western side of the lake or the Silver Lake Park Tot Lot on the eastern side. Southwest of the neighborhood, Clove Lakes Park is also a serene attraction for locals.

Shopping and dining primarily found on Forest Avenue

The neighborhood is bordered to the north by Forest Avenue, a bustling stretch of shops, markets and pedestrian traffic that comes alive each weekend, bringing an element of excitement to an otherwise quiet residential neighborhood. On game day, locals gather at The Kettle Black, an elevated pub-grub sports bar known for its stellar wings; its Brooklyn location was named as one of the top five wing joints in America by Food & Wine Magazine. Nearby, Jody’s Club Forest is a Silver Lake institution, a time-tested steak and seafood restaurant where locals have been booking the banquet room to celebrate birthdays, baptisms and bat mitzvahs since 1976. And while Ho’Brah Restaurant has two locations on Staten Island, the margaritas, aloha bowls and Mexican fusion fare hit differently at the laid-back Forest Avenue spot. Locals can pick-up groceries at Key Food, also along the avenue.

Innovative high school with diverse student programming, including arts and media

Students at Silver Lake can attend P.S. 45 John Tyler, ranked as an A-minus elementary school by Niche, before moving on to I.S. 61 William Morris Middle School, a B-rated middle school. Nearby, Curtis High School receives a B rating from Niche and is one of over 2,0000 international schools that offers juniors and seniors an opportunity to participate in the International Baccalaureate (IB) Diploma Programme.

Easy commute to Brooklyn and Manhattan from I-278 and ferry

Silver Lake’s enviable location on the northeast corner of Staten Island makes it an ideal spot from which commuters can reach New York City’s busier boroughs via to the Verrazano-Narrows Bridge and the Staten Island Ferry. The ferry, which leaves from nearby St. George, is roughly a 12-minute bus ride north and I-278, which connects to the Verrazano-Narrows Bridge, is roughly 4 miles away.
