A community designed to keep neighbors close
In Loudoun County, the Stone Ridge community stands out for its accessibility to Dulles International Airport, highly rated schools and neighborly atmosphere. “Stone Ridge is very family-friendly, and there’s something for everyone,” says Kathy Beaulne, general manager of the Stone Ridge Association. “Getting to know your neighbors is a huge thing here. I’ve been in this industry since 1991, and I can tell you that this neighborhood is more focused on building community than any I’ve been in.”
“I put together our community magazine, and I do a feature called 'Meet Your Neighbor,'” says Josh Belanger, the association's communications manager. “I always ask residents what their favorite aspect is of Stone Ridge, and it’s almost always the fact that the community is so close. People feel comfortable walking around, going to the pool, riding their bikes, meeting at the coffee shop.”

Early 2000s homes, with more in the works
Stone Ridge has over 3,400 single-family houses, townhouses and condos, all with Aldie addresses. Stone Ridge Community Development, LLC started building Stone Ridge homes in the early 2000s. Some residents have lived in the community since it was founded, including Stone Ridge’s board president, Mike Rhodes. The median single-family price is about $1.25 million while the townhouse median is $710,000. Both prices are well above the national median. Beaulne says Van Metre, the original developer of Stone Ridge, is planning to add 144 homes consisting of single-family, townhomes, and workforce housing. There will be 23 single-family homes built across the road from Byrne’s Ridge Park. Living in Northern Virginia means hot and humid summers and snowy winters. The Virginia Department of Transportation is responsible for clearing some streets in the community, while the Stone Ridge Association clears private roads when there is more than 2 inches of snow.

Bratwurst and bats at Shocktoberfest
“We do 30 to 40 little events throughout the year, like bingo night,” Beaulne says. “One of the largest events is Shocktoberfest, where we mix Oktoberfest and Halloween. We do a costume contest for the kids, and there’s music, bratwurst and beer. That drives in 1,200 to 1,500 of our residents. We also have a 40-foot live tree at one of our ponds that we decorate for Christmas.” The Stone Ridge Association also celebrates the community’s diversity with Lunar New Year and Diwali festivals.
Dulles International, subway trains and buses close to home
Residents here live close to many amenities, including the StoneSprings Hospital Center, just across the street. Dulles International Airport is about 12 miles away on state Route 606, a roughly 20-minute drive. “The plane noise isn’t a large complaint in Stone Ridge,” Beaulne says. “We’re in the one-mile buffer zone. The runway we get the most noise from is Runway 30, and we’re hoping to work with the FAA and MWAA to get stricter rules for pilots at take-off.”
Loudoun County buses run throughout the community, and buses that run routes 382 and 381 take commuters to StoneSprings Hospital and the Loudoun Gateway subway station. The train stops at the airport station and treks from Virginia into Washington.
Walking or driving to nearby shops
Driving is the most common way for residents to travel outside the community. Paved sidewalks and the community’s walking trail make walking to the grocery store easy. The Stone Ridge Village Center and the Gum Spring Village Center have restaurants, grocery stores and shops, but U.S. Highway 50 leads to shopping in nearby Chantilly, Brambleton and Middleburg.

An 8-mile walking trail winds throughout Stone Ridge, leading to spots like Stone Ridge Village Center and the athletic fields at Byrne's Ridge Park. There are over 2 acres in the community that will be home to a new community center, pool and pickleball courts.
The Loudoun County Sheriff’s Office covers Stone Ridge, and FBI data shows the department had an over 6% increase in nonviolent crime and a roughly 4% drop in violent crime. "We’ve got one of the lowest crime rates in Loudoun County," Beaulne says. "The Loudoun County sheriff deputies report that to us during our meetings."

Seven Hills-Kirkpatrick Farms in Northern Virginia is 30 minutes south of Dulles International Airport and combines suburban and rural living with its gridded, streetlight illuminated cul-de-sacs, large green spaces and dense forests. “We’re three hours from the beach and two hours from the mountains,” says Mike Dotterweich, Realtor with RE/MAX Gateway. “If you get in your car, in about 30 minutes you can be out in the middle of nowhere.”
Seven Hills-Kirkpatrick Farms has a mix of townhomes and colonial-style homes. “Seven Hills-Kirkpatrick Farms has different price points to fit any individual or family,” says Dotterweich. The townhomes in the neighborhood include driveways and garages, while the single-family homes here have manicured front and backyards and multi-car driveways and garages. Single-family homes to the north of the neighborhood sit on smaller plots of land and typically sell for between $600,000 to $1 million, while the larger homes to the south sit on bigger lots and can sell for as much as $2 million. Townhomes in Seven Hills-Kirkpatrick Farms typically sell for between $400,000 to $700,000.
Loudoun County Public Schools serves Seven Hills-Kirkpatrick Farms with a collection of top-rated schools. “Loudoun County has a school system that is bringing in people from all over the place,” says Dotterweich. Kids may start at Buffalo Trail Elementary School, rated A-minus by Niche, before transitioning to Willard Middle School, rated A by Niche and ranked in the top 25 best public middle schools in Virgina. Students may then attend Lightridge High School which is rated A-plus by Niche and ranks in the top 25 public high schools in Virginia.
If you’re looking to get outside, Seven Hills-Kirkpatrick Farms provides three parks. Visit Dawson’s Corner and use its two large multipurpose grass fields, community pool, playground and paved walking trail. There’s also Kirkpatrick Farms Park which has a community pool, playground, two tennis courts, a basketball court and a paved walking trail, and Kirkpatrick West Park with a playground and grassy, multipurpose field. Be sure to also check out the National Botanic Garden – Chantilly. This massive collection of flora and fauna is predominantly made from reclaimed materials and includes several outdoor sculptures, the East Coast’s largest xeric garden and the largest bamboo garden in the country.
At Stone Ridge Village Center, just north of Seven Hills-Kirkpatrick Farms, you can shop for groceries at Harris Teeter and grab your prescriptions from Walgreens. The shopping center also has an urgent care facility in case of an emergency. Be sure to also stop by Brew Birds to pick up coffee, tea and pastries.
With its great schools and amenities, Seven Hills-Kirkpatrick Farms is an excellent choice for those looking for a quiet community while also having easy access to Washington D.C. “This neighborhood has everything people want to have in a community,” says Dotterweich.
