What you can expect to pay for a home in Mystic

The median home sale price in Mystic is in the mid-$700,000s, lower than Stonington ’s overall median but higher than the nearby community of West Mystic. “Everybody wants to live in downtown Mystic until they see the price tags,” says Bridget Morrissey, a broker at Bridget Morrissey Realty who has lived in the area for over 30 years, “but there are a lot of areas priced in the $400,000s and $500,000s where you could still walk downtown.”

Prices vary widely depending on location, size and acreage:

  • Most single-family houses range from the upper $400,000s to the mid-$800,000s.
  • Homes over 3,000 square feet or on several acres can range from the lower $900,000s to around $3 million.
  • Condos and townhouses generally cost between the upper $300,000s and the upper $800,000s, though waterfront and luxury units can go for more.

Housing styles range from historic homes to modern builds

There’s a wide variety of housing styles and sizes in Mystic, including modest bungalows, spacious estates and townhouse-style condos. “You have anything from houses built in the 1700s to houses built in 2026,” Morrissey says. “It’s a very, very desirable area.” Colonial Revival, Italianate and Queen Anne designs are common in the downtown area, while split-level, ranch-style and Cape Cod homes are more common nearby. You can find townhouse-style condos throughout the community, most of which were built in the 1980s.

Stonington Public Schools get strong ratings

Kids can attend the top-rated Stonington Public Schools district, which has two elementary schools and one middle school, all of which receive top ratings. Stonington High School is highly rated and has been recognized by the AP School Honor Roll for its access to Advanced Placement courses. Students here are required to complete a senior project where they work with a community mentor and complete fieldwork on a topic.

The pros and cons of living in Mystic

Charming New England architecture, water recreation, and top-rated schools are a few of the things that draw people to Mystic and make them want to stay. “I don’t want to live anywhere else,” Morrissey says. “One of the nice things about being in real estate is you get to drive around the area every day, and it’s just a pretty area.” Amy Swan, a Realtor with Berkshire Hathaway HomeServices New England who lives in the area, says, “I love the simplicity of it. … It’s just a very easy lifestyle.”

Morrisey says that traffic, especially during tourist season, is one of the biggest drawbacks of living here, and most of it is caused by the drawbridge that connects to Mystic’s Groton side. “It goes up every 40 minutes after the hour every day in the summer, and that makes big traffic jams.” The bridge’s summer schedule lasts from May through October, and it operates on demand in other months.

Tourism and submarine manufacturing provide jobs

Tourism is a huge part of Mystic’s economy, with the village’s restaurants, museums and scenic downtown area attracting visitors and employing residents. Groton, which is around 9 miles away, is known for its submarine industry and is near large employers like General Dynamics Electric Boat and Naval Submarine Base New London.

Award-winning restaurants and a waterfront downtown

Downtown Mystic spans Main Street on both sides of the Mystic River. Most stores are on the Groton side of the village, and there are popular restaurants on the Stonington side, including:

  • The Shipwright’s Daughter, which was named one of the New York Times’ best restaurants in 2024 and is helmed by a James Beard Award-winning chef
  • S&P Oyster Restaurant and Bar, which overlooks the water and serves a blend of New England and South American cuisine
  • Bravo Bravo, an Italian restaurant that makes all its pasta in-house
For groceries, you can head to Big Y or McQuade’s Marketplace nearby. The Olde Mistick Village near Interstate 95 is an outdoor mall with locally owned shops, restaurants and a movie theater.

Outdoor activities include boating and beach trips

The Mystic River and Fishers Island Sound are popular for boating. There are several marinas in the village, including Seaport Marine and Gwenmor Marina. The Ocean Community YMCA is a popular gym near Williams Beach Park, the village’s only public beach. For ocean swimming, Swan says people usually head to Watch Hill or Misquamicut in Westerly, which is also where the closest hospital is. The Mystic Seaport Museum is a big attraction for the area, offering classes and featuring exhibitions about maritime history. The Mystic Aquarium, which has beluga whales, is nearby.
