In an area where many neighborhoods feel dominated by commercial and retail settings, “North Torrance feels emphatically residential,” says local Realtor Carol Gilles. “It’s the kind of place where people feel like they have more of a personal connection with the neighborhood.” With a comforting suburban feel, top-ranked schools and abundant shopping and dining options just a handful of miles from the beach, North Torrance offers a little bit of everything in the popular South Bay area.

Housing options in North Torrance are just as varied as the community’s offerings. Manufactured homes to the east allow buyers in the $100,000 to $200,000 range to enjoy all the same amenities as those who seek out $1 million midcentury bungalows. Late 20th-century town houses offer a low-maintenance option, and those looking for more space will find a few two-story properties listed for around $1.5 million. Buyers should keep in mind, though, that prices tend to rise as you move closer to the western coast. But no matter what kind of home you’re interested in, you’ll be met with a neighborly sense of belonging as you cruise the sidewalk and garden-lined streets.

During the week, students living in North Torrance benefit from attending schools in the Torrance Unified School District, a highly rated district where just about every school tests well above the state average. Boasting grades of A on Niche, these schools include Yukon Elementary, Magruder Middle and North High School, the latter of which has served as a formative location for California legends like Chuck Norris. North High School also offers dual enrollment courses in partnership with El Camino College, where students can get a head start on future academic careers studying engineering and electronics without having to go far from the neighborhood.

Right beside El Camino College, residents of all ages will find something fun to do at Alondra Park, a 50-acre recreational paradise with a public 18-hole golf course, an outdoor lap pool, a playground and a small lake lined with paved paths. Columbia Park is also a popular destination for locals, with 52 acres that include pleasantly shaded trails, soccer fields and a bocce club. If you’ve got a green thumb, you might be interested in helping in the park’s community garden, where you can cultivate, grow and harvest your own fresh produce beside your neighbors. And if you’d rather get your hands dirty in the sand than soil, you can make the 5-mile trip to the coast and enjoy a sunny day at Hermosa, Manhattan or Redondo Beach.

North Torrance may have a cozy suburban feel, but that doesn’t mean you’re far from daily essentials and amenities. At the Torrance Promenade, you’ll find nearly two dozen storefronts in a convenient strip mall offering everything from groceries to furniture. Here, you can pick up home goods at Walmart, get the kids a new outfit at Carter’s, plan your next party at Party City and stock up on produce at Trader Joe’s all in one day. You’ll also find casual eateries such as Togo’s Sandwiches and Flame Broiler here, so you can quickly grab a bite while you’re out and about. And just up the road, you can settle in for a feature film at the South Bay Galleria’s theater. If you’re hoping to land in a community with a low-key lifestyle but high-quality schools and shopping options, you might like what you find in North Torrance.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
