A sprawling neighborhood in the heart of Vallejo
Located between the Napa River and Interstate 80, West Vallejo is home to over 30,000 residents. People live alongside some of Vallejo’s greatest assets, like Six Flags Discovery Kingdom, the city’s two hospitals and the Vallejo Ferry Terminal. Most homes sit between Sonoma Boulevard and the Interstate, and the housing stock is quite varied, from midcentury bungalows to remodeled 1930s homes. Sonoma Boulevard, also known as Route 29, runs north-south through the neighborhood. “Down Sonoma Boulevard, there are beautiful Victorian houses on the hill,” says Madeleine Xavier, Vallejo resident and real estate agent licensed in California. This road also passes through Vallejo Heights, Saint Vincent’s Hill and Downtown Vallejo – three neighborhoods encompassed by West Vallejo.

From midcentury bungalows to multifamily properties
West Vallejo offers a wide array of home styles, sizes and lots on gridded streets and winding, hillside roadways. Streets are often lined with landscaped brush and mature northern California trees, and some homes are perched on low hillsides with views of the city and San Pablo Bay in the distance. Potential homebuyers will find everything from Craftsmans and Tudor Revival cottages to Mission Revival style bungalows with tiled rooftops, arched doorways and stucco walls. Homes in West Vallejo were mainly built between the 1930s and 1970s; many are remodeled midcentury bungalows, which tend to sell in the mid $500,000s. “You’ve got some really well-constructed period homes here. There’s a lot of architectural heritage in this area,” says Realtor Gerri Kalk of Davis & Associates, who has worked in the area for nearly 50 years. Homes in need of renovations can cost less than $300,000; otherwise, homes start at about $330,000 for about 1,000 square feet and stretch to $1.1 million for an upgraded early 20th-century home spanning over 4,000 square feet.
Condos range from about $100,000 for 500 square feet to $460,000 for a two-story unit in a gated community. Multifamily homes start at $450,000 for about 1,500 square feet, but fixer-uppers hit the market for less. The top of the price range for multifamily homes is $1 million for a completely rebuilt 1968 six-bedroom property. Manufactured homes cost between $65,000 and $185,000.

Diverse Vallejo dining spots
Many of West Vallejo’s most popular locally-owned restaurants are concentrated near downtown. Provisions is a city-wide favorite for its craft cocktails and brunch served on a lit patio or in a private banquet room. “There are good breakfast places, decent Mexican food and there’s a decent barbecue place called Gracie’s,” Xavier says. Sweet treats and ice cream are just up the road at La Michoacana, a Mexican ice cream shop, while Los Molcajetes serves authentic Mexican meals. Buttercup is a long-running, family-owned diner chain serving classic American fare. Shoppers can head to Seafood City Supermarket for Asian ingredients and groceries, or head further up Sonoma Boulevard to Smart & Final Extra!. Big box stores like Costco, the Home Depot and Target are located in Gateway Plaza in the northeast corner of the neighborhood.

Birdwatching at Lake Chabot and wild animal encounters at Six Flags
Situated at the edge of Lake Chabot where swans and mallards swim, Dan Foley Park offers baseball fields, walking paths and fishing and boat access. This expansive green space is also home to the Dan Foley Cultural Center, the largest public center and banquet hall in Vallejo. On the other side of the lake is Six Flags Discovery Kingdom, an amusement park with rollercoasters and animal exhibits featuring wolves, butterflies and sharks. Families can also explore Children’s Wonderland Park, a whimsical playground bordering downtown with play structures resembling a stone castle, a turquoise teapot and a pumpkin carriage. Locals can enjoy the waterfront at River Park, a large, grassy park along the shore of the Napa River. Summer weather can get hot, but breezes cool the eastern coastal riverfront. Like the rest of the Bay Area, Vallejo is at risk for poor air quality days and earthquakes.

A day at the fairgrounds or the naval history museum
Communities can gather at the neighborhood’s houses of worship like St. Basil the Great Catholic Church and Community Bible Church. Or they can look forward to mid-June, when the annual county fair comes to the Solano County Fairgrounds, bringing pony rides, music and a petting zoo. Families can head to Vallejo Naval & Historical Museum every third Saturday of the month for Family Free Day.
Keeping Vallejo High School safe
Students may attend Highland Elementary or Johnston Cooper Elementary, both of which hold C-minus ratings on Niche. They may continue at Hogan Middle School, also rated C-minus, and Vallejo High School, rated C. Vallejo High was overhauled and modernized in 2004. To reduce crime around Vallejo High, the city temporarily closed surrounding streets during school hours; this will become a permanent measure as of January 2025. Alternatively, Griffin Academy High is a B-rated charter school, and a new charter high school was just approved to open near downtown. St. Basil Catholic School is a private K-8 option not rated on Niche.

Driving down Interstate 80 and taking the ferry to San Francisco
West Vallejo is bordered by Interstate 80, a major highway that takes drivers north to Sacramento and about 35 miles south to Oakland International Airport. The San Francisco Bay Ferry regularly departs from the Vallejo Ferry Terminal; although it doesn’t transport cars, it remains a popular way to travel to Giants games in San Francisco. SolTrans buses take passengers throughout the neighborhood and city, and the Vallejo Transit Center includes a Greyhound bus station. Residents don’t need to travel far to get emergency medical care: West Vallejo is home to the city’s two large hospitals, Kaiser Permanente Vallejo Medical Center and Sutter Solano Medical Center.

Staying safe in West Vallejo
The neighborhood’s CAP Index crime score is 5 out of 10, just over the national figure of 4, and the Vallejo Police Department’s reputation has taken several hits over the years. Crime rates peak in the northwest corner of the neighborhood around Enterprise Street. When parked near downtown, locals know to leave car doors locked with nothing visible inside. To combat the persistent problem of homelessness in the city, a new shelter and resource center is scheduled to open in West Vallejo in 2025.
