It’s very close to North Hollywood, so there are lots of shops, theaters and studio tours around the area,” says Pam Xu, a broker and owner of Sunpride Realty and a longtime Southern California resident.

Valley Glen’s architectural styles have multiple features, including stucco walls or low-pitch roofs that can better withstand the region’s high temperature. Spanish and Mediterranean architectural influences like tiles and warm, tonal exteriors are also popular features in the area. Cottages and ranch styles from the 1950s may list between $700,000 and $1.2 million, and larger two-story New Traditional and Tuscan-influenced properties can fetch $2 million.
