“This area has a resort-like feel,” says Heather Platz, Realtor with The Real Estate Group. “The Virginia Beach oceanfront further north is more touristy. This area has year-round homeowners, but there are also a lot of property owners there who will rent it out every now and then.”
The curving, suburban-style streets of Princess Anne are lined with trees and tidy sidewalks. Transitional-style homes are perched next to each other on level, quarter-acre lots with shallow setbacks and simple landscaping. Paved driveways lead to two-car, front-entrance garages with plenty of overflow parking on the street. In a nutshell, Princess Anne is brimming with suburban charm. In this area, you can get three to five-bedroom transitional-style homes for between $450,000 to $600,000. The area is also home to several condominium complexes, where a three-bedroom condo costs around $350,000. According to Platz, inventory is very low. She says demand has slowed down a little bit compared to the hot market of the past few years, but houses are still selling at a solid rate.
Students in Princess Anne attend North Landing Elementary School, Landstown Middle School and Kellam High School, which all belong to the highly rated Virginia Beach City Public Schools district. North Landing Elementary and Kellam High are both conveniently located in Princess Anne, within walking distance from residences. Kellam High School, which receives an overall grade of A from Niche, offers students the opportunity to participate in STEM programs through a partnership with the school district’s Advanced Technology Center. Boasting a range of dynamic course options, Kellam High is the only high school in the district to offer studies in oceanography.
One of the greatest draws to Princess Anne is its wonderful proximity to Sandbridge Beach, a quiet enclave just south of Virginia Beach that tends to be far less crowded than nearby areas and has wide, well-maintained beaches. With few shops and restaurants in this area, it is a peaceful place to escape the hustle and bustle. Immerse yourself in the forest at West Neck Creek Natural Area, located on North Landing Road. This wooded 217-acre site, which has several paved and dirt walking trails that wind throughout, has otherwise been kept in its natural state. Locals enjoy coming here to hike or fish in the creek.
Bring kids to the large play area at Princess Anne Commons Gateway Park on Dam Neck Road. Featuring swings, slides, climbing structures and picnic tables, this is a great place to spend a sunny afternoon.
When hungry, head to Heirloom on Landing Road for farm-to-table dishes in a low-key atmosphere. Enjoy a platter of oysters Rockefeller or a bowl of she-crab soup before an entrée of fried chicken or red snapper at this dynamic restaurant with both indoor and outdoor seating options. Coffee lovers can enjoy a locally owned shop close to home at Astraea Coffee on Landing Road. This cozy spot serves drip coffee and espresso drinks along with a variety of baked goods.
Pick up groceries at Harris Teeter, right down the road on Nimmo Parkway. For the rest of your shopping, head 3 miles east on Princess Anne Road to land at familiar retailers like Target and TJ Maxx. When you need to get around town, Princess Anne’s proximity to main thoroughfares makes it quick and easy.
