A growing, blue-collar community
As recently as 10 years ago, Southwest Warren and Southeast Warren were largely overlooked and dubbed the 'forgotten neighborhoods' by locals. Over the past five years, city officials, residents and investors have worked to change that narrative.
"It's buzzing with a future and possibilities," says Edyta Raganiewicz, Realtor with Century 21 Curran & Oberski. "Businesses are starting, schools are improving. The North remains calm. I don't see the same buzzing growth as in the South Side."
Southwest Warren is primarily industrial, home to the FCA Warren Stamping Plant, Super Steel Treating Co., and dozens more manufacturers and suppliers. Proximity to these blue-collar employers has always been the area's main draw, as many moved here to better their lives while staying close to home. These days, buyers are looking at Southwest Warren for its affordability, growing commercial districts and commitment to improvement.
Interstate 696, SMART buses and careers within walking distance
While residents can access Interstate 696 for longer commutes, many choose to walk and bike to work. Dozens of industrial spaces, including FCA Warren Stamping, are concentrated between Mound Road and Van Dyke. Together, they create thousands of careers. Warren Stamping, for instance, employs over 6,000 workers alone. "You can see the foot traffic up to a mile away," Raganiewicz says, referring to workers walking to the Warren Stamping building during rush hour. While this area is walkable, residents can also use SMART bus routes 494, 730 and 710. Ascension Macomb—Oakland Hospital Madison Heights Campus is the nearest 24-hour medical facility. It is just north of I-696 on Dequindre. Detroit Metro Airport is about 30 miles southwest and offers international and domestic flights.
New and old, diverse establishments to shop and dine
Shopping and dining are spread throughout the area, with unique cultural dining and retail options reflecting the community's diversity. For those closest to Van Dyke, the largest commercial thoroughfare in the city, more than 70 establishments await. Cattleman's Meats and Produce is a popular supermarket option, while Haney's Family Restaurant is an easygoing eatery serving comfort food. On Ryan Road, residents can eat at newer restaurants like Ranna Ghor Deshi Cuisine or iconic options such as Bismillah Kabob N Curry, an Indian restaurant with a weekend buffet.
"We have culturally inclined people that opened businesses, so I love that I can have Middle Eastern Arabic food for lunch, and Polish food for a sort of snack, maybe Chinese or Japanese in the afternoon," Raganiewicz says. "It's almost like going on vacation because you're not bound to any one thing."
On Dequindre, long-standing restaurants such as Loui's Pizza and Brayz Hamburgers have served the community for decades. The major thoroughfare is also home to dozens of auto repair shops and big-box stores, including Target.
Affordable, minimal traditional and ranch-style homes
The most common architectural styles are Minimal Traditional and ranch-style houses built in the 1950s. Many multi-family units also exist, including two-family flats and small condo complexes. At only 1,200 square feet, the single-family homes are roughly 400 square feet smaller than the options on the north side. Each house sits on about a quarter acre, providing mid-size front and backyards with room for sheds, gardens and other additions. Many are handyman specials and investment properties, but many options have been renovated.
"I see a lot of neighbors playing almost like, catch up," Raganiewicz says. "They see other houses next to them being cared for and remodeled, and the immediate neighbors see it and catch up, then we see two, or three neighbors doing the same thing. We see neighbors planting gardens and remodeling their homes, and it wasn't always this way."
Houses generally sell between $40,000 and $75,000 for investment specials, while others range between $100,000 and $380,000. The actual cost of homes depends on their size, location and level of renovations. A train track runs through this community's industrial sector, which causes noise for residents closest to it.
Roose Elementary, Chatterton Middle and Fitzgerald Senior High
Students can attend Mark C. Roose Elementary School from kindergarten through fifth grade, which has a C rating on Niche. P.D. Chatterton Middle School, a popular next step, has a C rating. With a B-minus rating, Fitzgerald Senior High School serves about 800 students and has an active music program.
Several parks within walking distance for most
With six major parks in the neighborhood, most residents can walk to at least one. Shaw Park is one of the largest, with several play structures, a trail, a picnic pavilion and more. Busse Park has a much larger trail that runs along Bear Creek, along with pickleball courts and a larger playscape. Steinhauser Park has a walking path and a 9-pin disc golf course.
Driving north to Downtown Warren for city events
Residents of Southwest Warren can drive north to participate in various city events, including the Warren City Fair at Halmich Park, Harvest Treat at the Warren Community Center and the City Square Street Fair.
