Hillsgrove made its name by being home to the state’s largest airport. It was once called Hillsgrove State Airport, but now it goes by T. F. Green Airport. "Other people that live in the flight path complain about it, but we live so close they fly parallel to my house instead of over it,” says Juli McIntosh, a Realtor with Re/Max Advantage Group who has lived in Hillsgrove for 13 years. “When I have people over and we’re outside, I’ll say, 'I‘ll give you $20 if you hear a plane flying out here.’ I’ve never had to give $20.” McIntosh says this neighborhood isn’t often called Hillsgrove anymore. Instead, it is just referred to as the area by the airport. This busy stretch of Warwick has remnants of an industrial past that is being revitalized in favor of a more commercial lifestyle.

Homes built in the 1950s through 70s
Hillsgrove consists of a few residential pockets around the airport. Homes sit on larger leafy lots that are big enough for a backyard pool. "It's a good mix of cape cod styles, ranches and raised ranches,” McIntosh says. Most homes were built in the 1950s through the 1970s, but some have interior renovations featuring modern fixtures in both the kitchen and bathroom. Prices start at $250,000 and go as high as $450,000. In the last 12 months, a total of 26 houses sold, spending about 20 days on the market.

Home of the T. F. Green Airport
“This area will be pretty alluring if you have to travel a lot,” says Stefanie Carr, a Realtor with Lila Delman Real Estate. “T.F. Green is one of the best airport experiences you can have.” In 2010, a quarter-mile sky bridge connected the terminal to a new train station, which helps commuters reach Providence and Boston. The drive to Downtown Providence will take around 9 miles, which can take up to 35 minutes in heavy traffic. The neighborhood is primarily car-dependent, but the Rhode Island Public Transit Authority runs a few buses throughout the area. Hillsgrove has a CAP Index crime score of 3 out of 10, slightly lower than the national average of 4.

New designs for Pilgrim High School
Lippitt Elementary and Warwick Veterans Junior High both earn a C-plus on Niche. Pilgrim High receives a B grade. Known for its successful athletic programs, the cheerleading, ice hockey and soccer teams all won division championships in 2019. In 2024, plans were released for the school’s new design. They include a better connection of the school’s two floors as well as a new courtyard, auditorium and gym.
Lippitt School in Warwick is an exemplary elementary school with highly regarded teachers.
