Cleveland Park has a leafy, laid-back feel that makes it easy to forget you’re still in Washington. The neighborhood began as a summer escape for city residents looking for cooler air and more space, and that history still shows up today in its tree-lined streets and historic homes. It sits next to Rock Creek Park and the National Zoo, with Connecticut Avenue shops within walking distance and a Red Line Metro stop in the neighborhood. While it feels quiet, you’re only minutes from Downtown DC and landmarks like the Washington National Cathedral.

Historic character and housing styles

Cleveland Park is one of Washington’s original streetcar suburbs, with architectural styles dating back to the late 19th and early 20th centuries. The Cleveland Park Historic District helps preserve much of the neighborhood’s original character. Common styles include Queen Anne, Georgian Revival and Tudor Revival homes, as well as Sherman Cottages, a style unique to Cleveland Park. American Foursquares, bungalows and semi-detached homes are also common.

Major renovations and additions typically require approval, though that’s often easier if changes aren’t visible from the street. “The historical society understands people don’t live the way they did back in the 1930s,” says Michael Rankin, a Realtor with Sotheby’s International Realty, “so there’s often flexibility when it comes to expanding the footprint at the rear of these homes.”

What homes, condos and co-ops cost in Cleveland Park

Though Cleveland Park is best known for its historic single-family homes, the neighborhood also includes Art Deco-style condo buildings and co-ops, some with added amenities. Typical price ranges include:

  • Historic single-family homes: $1.5 million to upwards of $6 million
  • Semi-detached homes: $1 million to $2.4 million
  • One-bedroom condos: high $100,000s to mid-$600,000s
  • Two-plus bedroom condos: high $400,000s to high $800,000s
  • Co-ops: low $300,000s to the mid-$900,000s
Single-family homes tend to have the highest prices, with a median sale price just under $2 million. “You’re talking about a forever house… But they’re dreamy. It’s such a dreamy neighborhood,” says Meredith Margolis, an experienced Realtor with Compass. Cleveland Park's median is lower than what you'll find in Woodley Park, but higher than in nearby Chevy Chase .

Walkable streets with Metro access

One of the biggest perks of living in Cleveland Park is having a Metro station right in the neighborhood. The Red Line connects you to places like Dupont Circle and downtown, and it also connects directly to Union Station. A handful of Metrobus routes also run through the area, and Margolis notes that buyers tend to gravitate toward either Connecticut Avenue for easy Metro access or Wisconsin Avenue for more bus-oriented travel. “They're all great, but it's just how someone feels or what their commute is,” she says. Many daily errands are easy to handle on foot. You can live here without a car, but driving is convenient, too. Wisconsin Avenue leads toward Georgetown, while Connecticut Avenue offers a straight shot downtown.

Parks and outdoor spaces near Cleveland Park

Rock Creek Park sits directly next to the neighborhood, with trails that connect for walking, running or biking. The National Zoo is one of the closest attractions and a popular spot for seasonal events and casual outings. Smaller outdoor spaces include:

  • Rosedale Conservancy, also known as Cleveland Park’s Village Green
  • Tregaron Conservancy, a quiet woodland park with scenic hiking trails
  • Macomb Recreation Center, which has a playground and a splash pad
  • Klingle Valley Trail, which links to Rock Creek Park’s trail system
  • Cleveland Park Club, a membership-based social group with a pool

Highly rated public and private schools within walking distance

Cleveland Park is part of the District of Columbia Public Schools system and is zoned to highly rated schools. Most students start at either John Eaton Elementary School or Phoebe Hearst Elementary School, both located right in the neighborhood. “To be able to walk your kids to school is really sought after,” Rankin says. Families can enroll directly in their assigned DCPS schools, with preschool options and out-of-boundary DCPS schools available through the My School DC lottery.

Several highly rated private schools are within walking distance of Cleveland Park, including Washington International School – Tregaron Campus, Sheridan School, St. Alban’s School and National Cathedral School. Sidwell Friends School, a prekindergarten through 12th-grade college-preparatory school, is another well-known private option in the neighborhood.

Shopping and dining along Connecticut Avenue

Most homes are a short walk from Connecticut Avenue’s shops and restaurants. Sam’s Park & Shop, one of the country’s first strip malls, includes everyday essentials and casual dining. Streets Market and Yes! Organic Market cover grocery needs, while the seasonal FRESHFARM Cleveland Park Market brings local vendors and produce.

The dining scene ranges from casual to upscale. Options include Central Asian dishes at Dolan Uyghur Restaurant, Thai food at Siam House, fresh pizzas at Vace Italian Delicatessen and steak dinners at Medium Rare. Cleveland Park Bar & Grill and Nanny O’Brien’s are easy places to grab a drink, though many residents head to nearby neighborhoods like Adams Morgan or U Street for a busier late-night scene.
