City feel and convenience with a suburban character
For those who love convenience but also appreciate quiet, Garfield Heights is the place to be. Located in the southeast quadrant of D.C., the community "has the feel of living in the city, but you have the suburban comforts you can’t get other places in D.C.,” says District of Columbia Council Communications Director Julia Jesse. “Most of us work in Capital Hill or the southwest area, and the Metro is so accessible and super-fast we don’t have to worry about traffic or parking,” Jesse states. Other conveniences include major grocery and retail stores, and restaurants with new locations east of the Anacostia River. “In the past couple of years, there’s been so much development that property values are steadily rising.”
Parking at home is far easier than it is downtown
Prices in Garfield Heights vary greatly depending on the type of home. A two-bedroom, 800-square-foot condo will cost around $135,000, while a three-bedroom single-family home may cost around $450,000. For investors, four-unit buildings are available for close to $900,000. On-street parking will be a necessity for many of the homes, but Jessie contents, “you don’t have to worry about people parking in front of your house like you would in other parts of the city. In Garfield Heights, having a car isn’t a burden like it can be in other areas.” While many of the homes don’t have their own yards, there are community green spaces available, making it a pet-friendly neighborhood.
Johnson Middle partners with the community
Children in Garfield Heights will pass through the District of Columbia Public School System, beginning with Garfield Elementary. They then attend Johnson Middle School, which was named a Connected School in 2019. As a Connected School, Johnson Middle partners with the community to provide an integrated approach to all aspects of learning and ensure students of all backgrounds can thrive in school. Ballou High School offers students the opportunity to get ahead in a career by taking courses that can lead to college credit or internships. Some of these studies include culinary studies, computer engineering, and auto tech certification. Ballou’s marching band has performed at the Macy’s Thanksgiving Day Parade and the Tournament of Roses Parade in Pasadena.
Local restaurants, specialty bakers and trusted chains
When residents are looking to spice things up, they head to America’s Best Wings on Alabama Avenue. See how hot you can go with a 10-piece wing combo or grab a Ceasar salad wrap with fries. For even more chicken options, the Roaming Rooster is open for breakfast, lunch and dinner. The OG Nashville sandwich is a classic lunch selection. Two new national grocery chains have popped up in the Garfield Heights area in recent years. Safeway is just two blocks east of the neighborhood, while Lidl is at the epicenter of the Skyland Town Center less than a mile from Garfield Heights. The Skyland Town Center offers patrons the familiarity of trusted chains such as Starbucks, Tropical Smoothie Café and Mezeh, while also including local spots like Fuji Steakhouse and Halfsmoke.
Play inside or outside at Hillcrest Recreation Center
Less than a mile from Garfield Heights sits Hillcrest Recreation Center. The center provides outdoor and indoor fitness equipment, including full weight and cardio areas. Locals play pick-up hoops on the indoor basketball courts and practice their green thumbs in the community garden. The outdoor walking trail and spray park are great for summertime adventures. Locals head to the Department of Parks and Recreation tennis courts just a block away from the recreation center to serve up even more activity.
