Golfing at Pelican Lakes and riverside trails

Pelican Lakes Resort and Golf lies in the heart of Water Valley and has two golf courses, an outdoor pool and three restaurants. The Poudre River Trail passes through Water Valley and spans over 20 miles from Greeley to the eastern outskirts of Fort Collins. The paved trail follows along its namesake river. The trail passes through Eastman Park, which has soccer fields, a basketball court, a disc golf course and a skate park. Eagle Lake Park has lake access, lakefront beaches and a playground.

Lakefront homes and modern architecture in Water Valley

Most of the homes in Water Valley were built after 1995, with modern traditional and craftsman-style architecture lining the streets. Minimal through traffic allows for quiet, walkable streets, with well-maintained sidewalks throughout the community. The Water Valley Homeowners Association maintains neighborhood amenities, including tennis courts and an outdoor pool. “The neighborhood is a golf cart community,” Grosul says. “In the warmer months, residents are out driving their golf carts to the park, golf course, or out to eat.” Ranch-style homes, townhouses and condos can go for $320,000 to around $600,000, while larger single-family homes range from $650,000 to $1.7 million. Houses that back up to one of the neighborhood’s lakes with private docks and beach access can range from $1.2 million to $2.6 million.

Additionally, the housing market in Water Valley continues to grow, with new construction in the works in the Pouder Heights subdivision. The CAP Index crime score in the neighborhood is 2 out of 10, which is lower than the national average of 4.

Concurrent enrollment courses at Windsor High School

Most local students attend Tozer Elementary School, which serves kindergarten through second-grade students, before completing their elementary years at Mountain View Elementary School. Both schools earn B-plus overall grades from Niche. Windsor Middle School, which also receives a B-plus, offers a variety of extracurricular activities, including Battle of the Books, jazz band and musical theater club. The B-rated Windsor High School partners with both Aims Community College and Front Range Community College for its concurrent enrollment courses.

Nearby eateries on Eastman Park Drive and in Downtown Windsor

Eastman Park Drive is home to a small selection of eateries, including Gyros & Falafel Grill and Luna’s Tacos & Tequila. A short drive north, Downtown Windsor has dozens of locally owned businesses, such as the Windsor Mill Tavern, which serves pub fare and specialty cocktails. Nearby, Windsor Lake Coffee has soups, sandwiches, baked goods and ice cream on the menu. “You really don’t need to leave Water Valley for anything,” Grosul says. “It has everything from parks and trails to a gym, a bank and a dentist’s office. The only downside is we don’t have our own grocery store within the neighborhood.” For groceries and household essentials, King Soopers and Safeway are both just west of downtown.

Take the Poudre Express to Greeley or Fort Collins

Downtown Greeley is roughly 15 miles southeast of Water Valley, while Fort Collins lies around 18 miles northwest. Interstate 25 can take drivers about 60 miles south to Downtown Denver or around 55 miles north to Cheyenne, Wyoming. The Poudre Express bus has a stop along Eastman Park Drive and provides services to both Greeley and Fort Collins.
