East Yakima blends busy city life with strong community ties
East Yakima is the busiest part of the city, home to downtown businesses, several parks, the fairgrounds and a college. Despite all of the activity here, plenty of residential areas are well-suited for buyers looking for a neighborly community. "We get a lot of families that have grown up there and have family members in the neighborhood, and they want to stick around," says Ricardo Goanzalez, the owner of Yakima-CW Real Estate, who has nearly 20 years of experience. "I had a family who wanted to move to the west side, bought something on 44th, and lasted about a year before they said they wanted to be back on the east side." Gonzalez adds that he regularly sees kids playing in the front yards and families getting together for gatherings as he drives through the neighborhood. The community's makeup puts schools and employment within quick reach, making it a convenient home for buyers of all ages.
Homes with modest square footage and varied price points
Modest cottages and ranch-style homes make up most of East Yakima's housing. The average house is around 1,200 square feet, significantly lower than the national average of 1,900. Properties are often close together on city streets with scattered trees throughout the community. Most residential streets don't have sidewalks, but busier roads usually do. Homes generally have driveways, and some have attached garages. Buyers can easily find fixer-uppers or investment properties, typically costing between $100,000 and $190,000. Move-in ready homes sell for $190,000 to $350,000. East Yakima has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4.
Public schools offer specialized programs and dual-credit options
Students might attend Martin Luther King Jr. Elementary School before moving on to Lewis and Clark Middle School, each getting a C-minus from Niche. A.C. Davis High School earns a B-minus and offers several specialized programs, including dual credit through local colleges. Davis is the only school in the Yakima Valley offering the International Baccalaureate program. Students can also study career and technical education programs like cinematography, engineering and woodworking. Yakima Valley College is in the neighborhood and has nearly 6,800 students. The school offers bachelor’s and associate degrees in various subjects.
Scenic natural areas and active parks provide outdoor fun
Parks and natural areas are scattered throughout the neighborhood, providing lots of room for recreation. Kiwanis Park is one of the most-used parks in the city, with eight softball fields, a skate park, a basketball court and playgrounds. Recent renovations at Martin Luther King Jr. Park have been a big hit. "We just got a new water park that is really cool. It has two slides and everything. It's been big," Gonzalez says. Nature lovers can enjoy a stroll or bike ride on the Yakima Greenway, a 20-mile path that follows the Yakima River. Sarg Hubbard Park has a pond and playground at the heart of the Greenway.
Locally owned restaurants and chain retailers fill downtown
East Yakima is home to the city's downtown area, which features several locally owned shops and restaurants along Yakima Avenue, Second Street and Chestnut Avenue. "You've got Cowiche Canyon, which is really good, and another one is E.Z. Tiger. Second Street Grill has been around a long time," Gonzalez says. Cowiche Canyon Kitchen & Ice House Bar serves elevated bar food and craft cocktails, while E.Z. Tiger specializes in Asian cuisine like noodles and dumplings. Second Street Grill is a cozy sports bar with a wide-ranging food and drink menu. Several big-box stores are located around the community, including Costco, Target and Walmart. Valley Mall has a Macy's and several smaller shops. Groceries are available at WinCo Foods or Safeway.
Seasonal events and weekly markets create a lively local scene
East Yakima hosts annual and weekly events that bring the community together. The Central Washington State Fair takes place each September and includes live music, carnival rides, fair food and livestock shows. The Fair Park also hosts events like motocross, sports tournaments and a drive-thru holiday light show. Residents can shop for locally grown produce and artisan crafts at the Downtown Yakima Farmers Market each Sunday from May through October.
A well-connected area with schools, retail and public transit
Interstate 82 runs through central Washington, connecting to the Tri-Cities area and Ellensburg. Getting around the neighborhood is possible by driving, walking or using a robust public transit system. All nine routes of Yakima Transit serve the community, offering service to nearly the entire city. With many schools, food processing warehouses and retail businesses, East Yakima provides convenient access to jobs. MultiCare Yakima Memorial Hospital is about 2 miles from the neighborhood.
