Lakefront views, NYC commuting and commercial life
Through the 20th century, people moved up to the farthest reaches of northern Westchester County and settled in Mohegan Lake for all sorts of reasons. Some turned summer into a verb, spending long days boating and fishing before returning to bungalows hidden away in forested hills. Others were family-centric anarchists seeking to develop their own chapter of the New School movement in a near-utopic setting. But today, as the area continues to develop as one of Yorktown’s business hamlets and as commuters to New York City tolerate increasingly lengthy commutes, the reasons for moving to a lakefront community have become increasingly diverse. “When I moved up here from New Rochelle, I looked between mid-Westchester and northern Westchester, but I wanted something with conveniences. I didn’t want to be in a town that just has a 7-Eleven, 10 restaurants and nothing else,” says Robert Pape, leader and broker of the Crowne Victoria Team at Keller Williams who lives in Mohegan Lake. “I only pay about $300 a year for my beach. There’s a sandy beach diagonally across from my house with lifeguards in the summer. It’s wonderful.”
Lake Mohegan and nearby nature preserve recreation
Much of Lake Mohegan is private and largely undeveloped, its banks quiet except for the lapping of water against forested shoreline. The communities around the lake use HOA-controlled waterfronts in their own ways. Some are straightforward, offering sandy beaches, picnic pavilions and rowboats. Other communities place amenities like playground equipment and tennis courts within sight of the water. Once temperatures get low enough, the lake takes on new life. “I can look out my picture window and see right out over the lake in the winter. People skate on it, play hockey, go ice fishing. The kids sled on it. It’s fantastic,” Pape says. While Lake Mohegan centers the community, other recreation areas also encircle Mohegan Lake. Hikers at Sylvan Glen Park Preserve pass pups at the Paw Park before setting off into hilly forests, bound for the remains of the old Mohegan Granite Quarry. The many athletic fields at the Tom Diana Park at Granite Knolls Recreation and Sports Complex offer space for passive practice or more structured events like pickleball tournaments and youth soccer games.

Single-family homes and condos of many types in Mohegan Lake
Some communities around Mohegan Lake are planned around housing, bearing entry signs and manicured streets. Others are more meandering collections of forested back roads, connected only by a shared property owners’ association that manages beach maintenance. Condos are popular, both in the forms of converted summer cottages built in the early- to mid-20th century and in townhouse developments built much later, selling for $360,000 to $500,000. Single-family homes in many styles on long, suburban blocks or hilly streets that wind through forests toward the lakefront sell for around $260,000 to $675,000. Some property group membership fees are a few hundred dollars every year, while other communities with full-service HOAs can charge more than triple that amount every month. Outside of waterfront planned communities, single-family homes sell for $460,000 to $ 1 million, depending on whether they were built closer to the midcentury or the 2000s.

Friendly competition and lantern releases at Lake Day
Individual Mohegan Lake communities host different events throughout the year, with bonfires, beach days and social mixers being especially popular in outdoor picnic groves or community centers. The entire lake gets in on the family-friendly fun each year on Lake Day, though the weather can cause events to overflow into a Lake Weekend. Kids compete in fishing derbies and lawn games. Water taxis offer the opportunity to beach-hop across the lake. And after a long day in the mid-July sun, everybody enjoys a cooler evening breeze and the lights reflecting on the water after the traditional release of floating lanterns.
Shopping and dining on Main Street
As U.S. Route 6 passes through Mohegan Lake on the way from the tip of Cape Cod to California’s Sierra Nevadas, it takes on the name and form of a classic Main Street. A special traffic light activates when ambulances or firetrucks leave the community’s volunteer emergency services headquarters, a short walk or drive down an old-school commercial strip to the Mohegan Diner’s chrome-plated exterior. Roughly a mile to the east, the Cortlandt Town Center turns the roadway into a busy strip mall district, anchored by plenty of national names, including the only Walmart in Westchester County. A few miles in the opposite direction, the Jefferson Valley Mall draws shoppers to classic indoor shopping mall anchors like Macy’s and H&M.

Attending highly rated Lakeland and Yorktown schools
Most of Mohegan Lake falls within the Lakeland Central School District. Kids start at one of a few elementary schools, including George Washington Elementary School, which earns an A from Niche. Lakeland-Copper Beech Middle School earns an A-minus and Lakeland High School earns an A. The entire Lakeland Central School District is undergoing a capital project, working to update everyday facilities and more specialized spaces like media and STEAM centers throughout the district into 2026. A small southern section of Mohegan Lake attends Yorktown Central School District, which earns an A overall.

Taking U.S. Route 6 to the Taconic or the Metro-North
New York City commuters might drive east on Route 6, merging onto the Taconic State Parkway for a nearly 50-mile trip to Manhattan. Others may head around 6 miles west to the Peekskill Station, getting Metro-North train riders into Grand Central Terminal in about an hour. Though many residents rely on cars to get around, Bee-Line buses bound for Westchester County destinations do stop along Main Street and a couple of other main roads. NewYork Presbyterian Hudson Valley Hospital is just 4 miles away, and Westchester County Airport is around 30 miles from home.
Algae control in Lake Mohegan
Many who have spent time around a fresh, still body of water are familiar with the unfortunate smell and water quality issues of an algae bloom, and the people of Mohegan Lake are no exception. When one is announced, swimmers should avoid the water until tests come back safe, even after the town’s installation of an aeration device in 2023.
