A laidback neighborhood in north Long Beach
Houghton Park is where Long Beach begins to stretch its legs, giving residents a little more space and affordability than they'd find closer to the beach. “I think it’s one of the best pockets in North Long Beach,” says Edgar Rangel, resident and Realtor at KW Pacific Estates La Mirada. “In North Long Beach, you find neighborhoods that are mostly apartments, but in Houghton Park, you can get full-size lots and single-family homes.”
Ranch style homes are in abundance throughout Houghton Park.
Houghton Park is located near Artesia Freeway and has a large park and high school within.

The neighborhood's namesake park
The neighborhood and its popular park were named for Colonel Sherman Otis Houghton. The former Congressman and Civil War veteran purchased this former ranch land in 1846. His family would later gift a portion of it to the city. Houghton Park, a 26-acre green space and community center, is central to the neighborhood. Multiple basketball, tennis and volleyball courts are throughout the greenspace. There are also a playground, skatepark and restrooms. The community center has a space for seniors, and the city facilitates after-school programming for teens as well as special events throughout the year. “The park hosts Jazz Fest in the summer, and that usually gets a pretty good turnout,” says Rangel. “There’s also the Veterans Day Celebration, and people really enjoy that.”

Minimal Traditional homes at a lower price
Tall palms and American sweetgums shade the sidewalks of the neighborhood. Some properties come with lime, lemon, olive or avocado trees. Street names in the neighborhood continue that theme with Lime, Lemon, Olive and Orange avenues. “It’s known as your entry-level market because it’s a little more affordable than the rest of the city,” Rangel says. Compared to the Long Beach median price of $820,000, Houghton Park’s median price is $725,000. Most houses are Minimal Traditional properties built from the early 20th century through the 1950s. Some homes have a Spanish flair, with features like stucco siding or ride tile roofs. Prices start around $600,000 and can exceed $900,000. These single-family homes typically have only one level and two to three bedrooms. Some have detached garages in the rear. “It’s somewhat competitive; demand is pretty high,” says Luke Smith, a Realtor with Real Brokerage Technologies. “You don't see too many two-stories here, so when there is one for sale, it's in demand.” In fact, homes in Houghton Park tend to sell within 20 days, compared to the U.S. average of 44 days.
Most homes are Minimal Traditional in style and were built between early 20th century and 1950s.

Restaurants on Artesia Boulevard
Houghton Park is close to several chain and locally owned restaurants. Along Artesia Boulevard, residents will find Shootz and Robert Earl’s Barbecue. La Taqueria Brand, a locally owned franchised taco spot, and Orange Teriyaki Restaurant, a fast-casual Japanese restaurant, operate on the same route. A few convenience shops are nearby, too, such as 7-Eleven and the Keo Neighborhood Market. The closest major grocery store, Food 4 Less, is just over a mile northeast.

Getting around on Artesia Freeway
Residents can head west across the Los Angeles River to Interstate 710, also called the Long Beach Freeway. “It’s very convenient for commuters with the interstate being right there,” Rangel says. “You might hear it if you look out for it, but it doesn’t get noisy for the most part.” The Artesia Freeway runs a few blocks north of the neighborhood. In addition to fostering a small retail corridor, this roadway connects residents with the rest of Long Beach. While there are sidewalks, and buses stop on all the roads bordering Houghton Park, residents largely depend on cars. Long Beach Airport is 6 miles south.
Public transportation is widely available within Houghton Park.
