Some 5,000 houses are on tap for a 2,900-acre master-planned community in suburban Houston.
Master developer W Land Development and the city of Alvin, Texas, say the single-family homes in Preservation Creek will have a mix of masonry and stone exterior elevations. The homes will be "Texas Chic," a style that blends Western and elegant elements, W Land said.
Lots are under development and should be ready for construction by early 2026, according to W Land.
The project, located off Texas Highway 288, is part of Alvin's westward expansion in what is known as the Austin Bayou District. Alvin, a city of about 30,000 residents, is 30 miles southeast of Houston.
The roster of homebuilders includes K. Hovnanian, Brightland Homes, Imagination Homes, New Home Co., Kendall Homes and Smith Douglas Homes. The builders will release price ranges and other details closer to the start of sales.
Houston is the second-fastest-growing metropolitan area in the country, having added more than 198,000 residents between 2023 and 2024, according to the U.S. Census. New York-Newark-Jersey led the U.S. with more than 213,400 new residents, while Dallas placed third at nearly 178,000.
Alvin and the neighboring town of Manvel, Texas, have posted strong population gains in recent years, according to Itziar Aguirre, a Houston-based senior director of market analytics for Homes.com and CoStar.
"Both of these cities are below Pearland, which once was a bedroom community but has turned into an economic hub of its own and become more affluent and pricier to live in," Aguirre said in an email. "So people are moving farther south, to cities like Manvel and Alvin, where house prices are still well below the Houston average."
At the end of April, the city's median sale price was $314,400, up 1% from April 2024, according to Homes.com. Nearly six out of every 10 Houston residents are homeowners, the data shows.
Through the Austin Bayou expansion, Alvin is designating more than 14,000 acres for residential and commercial development.
The partnership with W Land "reflects our shared commitment to preserving the natural beauty of our region while opening new doors for families, businesses, and opportunity,” Alvin Mayor Gabe Adame said in a statement.
