Orchard's mixture of condos and single-family homes separates it from most North Oxnard suburbs. Most of the neighborhood's options were developed in the 1970s and 1980s, so they're on the older side of North Oxnard communities. Orchard Lane is a condo community on the neighborhood's north side. Its wide streets, communal green spaces and walking paths help it blend in with the neighboring suburban streets. The two-to-three-bedroom, single-story units range from $500,000 to $640,000. There are also multistory condo complexes in the neighborhood's south side, with one-to-three-bedroom units for $350,000 to $570,000. The streets of single-family suburbs directly surround Orchard Park. Sidewalks make it easy to walk to the park, and palms and citrus trees provide a bit of shade along the way. Smaller three-bedroom ranch-style homes with midsize grassy lawns range from $600,000 to $730,000. Spacious four-to-five-bedroom midcentury homes and Mediterranean Revivals with enough yard space for a pool can reach $800,000 to $990,000.

This a convenient location for shopping, with necessities in the neighborhood at Lemon Grove Plaza and more retail 2 miles north at the Collection at Riverpark. Lemon Grove Plaza is a short walk or drive from many homes in the neighborhood's southeast corner. Smart & Final at the plaza is the closest spot for groceries, and Lowe's is across Citrus Grove Lane for DIY supplies. Lemon Grove also offers a few places to grab a bite. Concerts at the Collection
On select dates throughout April and May, residents drive up to the Collection at Riverpark for the Park View Court Live Music Series. The eclectic mix of bands performs in the Collection's outdoor park. While the music is rocking, folks can grab a bite at the Annex Food Hall, play cornhole or chill out by a fire pit.

Orchard is a part of the Rio Elementary School District, which is graded a C overall by Niche. Rio Del Norte is where kids get their start, graded a C-minus. They move on to Rio Vista Middle, rated a C. Students round out their journey at Rio Mesa High, which is a part of the B-plus-rated Oxnard Union High School District. Rio Mesa has a B-plus on Niche, and its International Baccalaureate program is a big draw in the area. Commute on Route 101
Route 101, a mile north, makes this a convenient spot for longer commutes to Los Angeles. It's about a 60-mile drive to Downtown LA. The drive takes an hour and 15 minutes at best, but heavy traffic closer to the city typically adds a lot of time. The Oxnard Transit Center offers a two-hour train to Downtown LA for those who wish to avoid the drive. Residents might also work at one of Oxnard's large employers. Port Hueneme, 6 miles south, is home to a naval base and shipping port. Point Mugu Naval Air Station is another military hub 11 miles south on the Pacific Coast Highway.
