Safe haven - 1st rule of pandemics is to move away from density. With high speed fiber internet - working from home 10 minutes from Holland - 12 minutes from Saugatuck - 35 minutes from GR and 2 hours from Chicago makes the property attractive on a number of levels.
Climate Change - actually makes unique, rural northern cities more attractive. It's becoming much too hot to grow food in the south. Temperatures rarely get below 75 degrees at night; which creates the greenhouse effect. The growing season in Michigan has increased by 3-weeks over the last 30 years (spring arrives a little earlier and winter a little later).
Laketown property is a call option on safety, food production (healthy soil) and a mile from the lake. If you're into horses - our girls would ride their horses to the beach, from the property, where they have more than 15 miles of trails and beach to walk/ride. Fiber internet available. We paid $25k to get Spectrum to the house. We have 1 gig.
Laketown Property
When we built our home in 2004 - consciously chose Laketown - as a safe haven property. 12 minutes to Saugatuck - 10 minutes to Holland - 35 minutes to GR and 2-hours to Chicago - our thinking was - nourish the soil where we can grow really good organic food. Proper food production has never been more important. And, with the planet heating up - and the growing season extending by more than 3-weeks in Michigan (over the last 30 years) - Michigan could be a beneficiary of a warming trend.
The 1st rule of pandemics is to move away from density!
There really isn't another 30-acre parcel left in Laketown that it quietly tucked away from the noise. We've spent the last 15-years plantings cover crops and nourishing the soil with nutrients. The pond and creeks are spring fed - it's an ideal place to grow food.
With the addition of Deer Meadows Drive - we now have the opportunity to have additional lots (titles) - if someone wished to sell off some of the land. Also guest houses are now a possibility in Laketown Twp.
The House
Flooring is Merbau (from Australia) - it's impossible to find today. We purposely distressed the wood to make it look like it's been here 100-years.
House was built as a replica of an Argentine Estancia we feel in love with when we lived in Argentina during the '90s.
Generator runs the entire house with natural gas as its power source.

Indoor arena is insulated.
Given the state of the world - this is a property that is likely to become worth more as time goes on. Being this close to Chicago, GR, Holland and Saugatuck - yet - safely tucked away - is most unique. Fyi - we've never locked our doors in more than 15 years - other than when we went to Florida.
It's also important to note - we have lived in Ocala, Florida during the winter months since 2007 - so, the house has only been lived in 1/2 the year over the last 13 years.
The property has been prepared to showcase its potential. To manicure the property like this - it's 2.5 days/week at $15/hour. We have all the equipment.
The property has a beautiful look and feel to it when you allow the grass to grow and not manicure the lawns in the used areas. Simply mowing a pathway around the property for walking / hiking, etc removes most, if not all, maintenance costs on the property.
As for the library - having space for some of the great western books on history is important to the owner. They use the library to dine / work / read and meditate. As for the walkout basement - the home was designed with French doors opening to the wrap around porch - giving you beautiful views of the property from every room.
With Deere Lane being added - it gives the property enough frontage to add multiple lots. Laketown requires no less than 2.5 acres per lot - therefore - you have plenty of space to add 'lots' or additional structures.
Owners have about $1.4 million into home and grounds and barn and gardens and cultivating land. Meant to look like a home that has been around for generations with distressed Merbau wood floors and 2-story library with "weathered" cabinetry in kitchen.
1. Pastures to the west of the house have electricity but not water (not visible). Pastures nearer the road (145th) have water and electricity.
2. Ladder in the viewing room (heated) is the way to get up to the hay loft. It is super user-friendly. Then we throw the hay down into the individual stalls (big open shoots). Super easy.
3. Base is sand, rock and rubber (crushed tire) - footing in indoor arena. Note: indoor arena is insulated and full spectrum lighting.
4. Property has diverse soils and drains really well. When we moved in - we did a controlled burn and then we planted a cover crop (buckwheat) over the entire property (cover crop every year in the gardens). We have never applied a single chemical to the property. It's been chemical free for nearly 16 years.
5. Lower level has a separate heating and air system .
6. Utility costs (Consumers - averages $250/month and Semco averages $100/month).
7. With Deere Meadows Drive being added, we have much more road frontage if you wish to sell 2.5 acre parcels.
