General Description:

Arkansas River View Farm is a rare combination of productive ranch ground, established horse facilities, exceptional wildlife habitat, and secluded river frontage in Muskogee County, Oklahoma. Located at the end of a dead-end road with the entire north boundary bordering the Arkansas River, the property offers an uncommon level of privacy along with sweeping views across the river bottom.

Established in 1978, the farm was developed and operated as both a quarter horse and thoroughbred facility. The infrastructure reflects decades of thoughtful use and functionality, with the property fenced into nine separate pastures and water piped throughout the horse paddock system. The layout is well suited for continued equestrian use, and the pasture configuration would also lend itself well to a high-intensity grazing program for livestock.

The horse facilities remain functional, even though they have not been actively used in recent years. The lower level of the home is constructed of concrete block and includes 15 horse stalls integrated directly into the structure, creating a setup that is both practical and unique. The living quarters are all located on the second floor and are accessible by elevator, allowing the home to fully capitalize on the surrounding views.

The living spaces were clearly designed to take advantage of the setting. The living room sits on the north side of the home with large windows on three sides, creating panoramic views across the ranch and toward the Arkansas River corridor. The office carries the same design, with windows wrapping around the room and offering long views in multiple directions. From the elevated second-floor living area, the ranch feels expansive and secluded, with the surrounding river bottom unfolding below.

As you drive down the hill toward the property, the landscape changes dramatically. The setting becomes increasingly private, opening into broad views of the Arkansas River bottom framed by mature timber along the riverbanks. Massive sycamores, cottonwoods, walnut trees, and other native hardwoods line the corridor, creating both scenic beauty and excellent wildlife habitat.

From a recreational standpoint, the property offers a diverse hunting environment rarely found in one tract. Thick wooded pinch points along the river create natural travel corridors for mature whitetails, while rolling sand hills with scattered brush provide additional bedding and transition cover. The Arkansas River corridor is well known for its wildlife, and the combination of habitat types across the ranch supports deer, turkey, waterfowl, and other native game species.

The existing water features also create additional upside for waterfowl habitat improvement. Canada geese and wood ducks are already known to nest on or near the property, and portions of the ranch could be further enhanced to attract migrating birds during the fall and winter months.

While the property is technically located within a flood plain, the owner states that water has never reached the improvements surrounding the home. According to the owner, only the equipment shop closer to the river has experienced water intrusion.

Arkansas River View Farm is a property with scale, character, and versatility. Whether used as a horse operation, cattle ranch, hunting property, or private river retreat, it offers an exceptionally hard-to-find combination of improvements, river frontage, wildlife habitat, and long-range views in eastern Oklahoma.
