I have worked with Alan on multiple occasions over the last 15 years on buying, selling, and building, and have found him very trustworthy and knowledgeable of our local real estate market. He won't just tell you what you want to hear... He will tell you the truth from the start. He is not the guy who will tell you that your house can sell for way more than it actually can, just to eventually reduce your price by half, months or even years later. He gives you the good, the bad, and the ugly right upfront. There are a couple of things that make him stand out not just as a real estate agent, but as one of the most decent human beings you will ever meet. First, over the years, he has been very involved in many charitable/ service capacities in the community and is very well connected, always seeming to know what is coming up, before anybody else does. Second, he is very knowledgeable on construction, and is adept at assessing the quality and costs of things. A few years ago, we were having a conversation about how to price a house that we had custom built, and Alan told me that there were many upgraded features in the house that I would not make back the money on. When I asked him for examples, he rattled off a bunch of things and I was floored at his knowledge of the cost of even the smallest things. Just as one example, there was a circular staircase in the foyer that had a very small and unique/custom rail piece to enable the turn, and Alan guessed exactly how much it had cost to have it made! When I asked him how he was able to guess, he said that he regularly takes classes and attends seminars to learn and stay current on construction. Responsive and courteous, Alan has a knack for not only finding the perfect house but also with helping out in difficult situations. When we purchased our home, we were dealing with sellers who didn't understand that they could not make changes to the home after the purchase offer agreement was sign-off. The evening before the closing for the walk-through, we realized that the house was still full of their property, and they had changed lighting fixtures and draperies that we had included in the agreement. We contacted him that night, and he freed-up his schedule to come to our 9:00 a.m. closing the next day -- and then he came to our new house afterward to ensure that the transition went smoothly and to ensure that the sellers adhered to the agreements they had signed-off on. Bought and sold a Single Family home in 2014 for approximately $175K in Rochester, NY. We have worked with Alan in the buying and selling of homes twice. Both times the process was easy and as painless as buying and selling a home can be. In terms of selling our home, Alan was professional, responsive to our needs, and realistic about price and negotiations. Before putting our home on the market, Alan came out to walk through the house and made suggestions about what to change/repair to make it more appealing to prospective buyers. He also had a list of people who could make the necessary repairs. When we put our home on the market, Alan personally came out (in a blizzard) to take pictures of the home. The pictures were uploaded and the house was listed later that same day. Alan uses Centralized Showing Service so scheduling showings it totally in the seller's control, which I appreciated since we have two little kids. Alan called us regularly through the entire process just to see if we had any questions or concerns, and every time we called him, he would respond very quickly. In terms of buying our new home, we worked with John Kline, an agent in Alan's office. He was phenomenal and extremely patient as we searched for our forever home. He was willing to work around our schedule and always made himself available to show us a home. He also set up an online search for us and we received updates every time there was a new listing. Once we found our home, John expertly handled the negotiations and made certain we were meeting every deadline in the buying process. After we had closed on both homes, both Alan and John sent us thank you cards and housewarming gifts, unnecessary but very thoughtful. Sold a home in 2011 in Charlotte, Town of Greece, NY 14612. Alan and his team did an excellent job with my home sale. They found a client within the first week of my home being for sale and an offer was negotiated / accepted shortly thereafter. These buyers subsequently backed out. Within 2 weeks of that, we had a second buyer who we negotiated and accepted an offer from. Unfortunately that offer fell through as well. A few weeks after that we had a couple who made an appointment on the day of a showing. Their agent showed the house and the couple returned several times while Allison was showing the house to other prospective clients. Allison did and excellent job with these people and helped sell our house. I feel the customer service level that I got from Alan and his entire team was excellent, the entire team promptly returned my calls through each stage of the sale, all my questions were thoroughly answered and explained.
