Very attentive and reassuring. We knew we had to give our home a interior and exterior facelift prior to going on market. It took us a month longer to be ready. Billy would just call or stop by and check on our progress to ensure we had a good understanding about the value we were adding to our home. When we released it for market our value increased. The new home owners should be enjoying their new home and planning all their additional changes they wish to make. Time to travel now!

I worked with Billy for about a year before I was able to nail down and purchase my home in the mountains. That being said, he had put the word of mouth out there that there would be 5 acres with a home in La Reata available, soon. He found one buyer that was exceptionally patient and waited for us to purchase our next home. Nuff said! Our house sold for asking price before we put it on the market and with an Appraisal Waiver signed by the buyer. Oh, yes!

We were very pleased with Billy's service. I have known him as a person with integrity for many years. He has proven this again with the second sale of a home for me, at asking price. Good job, Billy! I will miss you.

I recently worked with Billy on closing on back to back closings as I moved from Houston. While I worked on closing the purchase of a home with Billy, I worked with Opendoor on closing the sale of my home, and let me tell you, working with Billy was 100 times easier. Billy was extremely responsive and accommodating especially with the seller being an elderly man and Billy having to travel to go see him.

On the other hand, Opendoor, while claiming to be fast and easier to work with, they were a real headache. Their turnover was indeed quick; however, their estimates were off and I ended up getting a substantially lower pay off. even after making to additional payments to my home. then they had originally estimated. Additionally, unlike Billy that helps you work with the lender and the closing agency, Opendoor really makes it more on you to connect with the closing agency to get everything sorted out. It's also nice to have the same person to talk to throughout the process, which is something Opendoor did not do. I had 3 or 4 different representatives from Opendoor and 3 representatives from their closing company, totaling 6-7 people, while with Billy it was less people and an overall smoother process.

I recommend working with Billy as he goes above and beyond to help meet your needs and ensure everything runs smoothly in your home search and closing process.

We had all but given up on selling our home in the Austin area, until we signed on with Mr. Smith. He was above and BEYOND the other realtors we'd worked with! Billy was hands on through the entire process. He kept everyone on track, even calling them out when they dropped the ball. When the underwriter needed additional pictures, the inspector declined. Billy was the one who personally fulfilled the underwriter requirements. I wish more of the central Texas real estate industry had Billy Smith's work ethic!

If we could give Billy Smith 20 stars we would! He is amazing at what he does. He goes over and beyond to take care of his clients. Billy stays in constant contact with you and is prepared to answer any questions you have. He has the knowledge and resources to get your house sold.

After a horrible experience with Christopher Watters we were not very trusting, but Billy had us at ease from the very beginning. We trusted him completely right off. He gives good advice but leaves the decisions up to you with no pressure. Billy made this whole process easy and was just a pleasure to work with.

My wife introduced me to Billy after meeting him at an open house he was running. She was struck by how hard he was working to sell that particular home and how approachable he was as an agent. We hired Billy to represent us in finding a new home, including doing FaceTime walkthroughs on homes for my parents who were looking to move from out of state. After my parents bought a home with him, I bought a home with him, and he sold my previous home, let me tell you the reasons I wholeheartedly recommend Billy:

* Character: Billy is honest and ethical. None of the rest of this review matters to me without this stable base to build upon.
* Accommodating to My Schedule: Working with Billy was always easy to integrate into my busy schedule
* Experience in construction and home inspection: Some of Billy’s previous roles were in construction and home inspection. Having someone like that in your corner while looking at homes is very valuable.
* Great at pricing homes to sell: Billy priced my home about 30k more than I thought it would sell for, and we ended up with a full-price offer on the first day. He also has stories of clients who didn’t follow his pricing advice who didn’t sell their homes until the price was lowered into the range that he originally recommended. I would advise listening to him on this topic.
* Good at advising on upgrades/fixes to sell a house: Billy advised me on which fixes or upgrades would be worth doing on my previous home to increase the sales price. His advice was sound and wise.
* Excellent at Negotiation on the both the buying and selling side. In several situations in buying my home, my parent’s home, and in selling my previous home, I saw him move the pricing needing in my direction by thousands of dollars.
* Understands rural real estate: My previous home had acreage. Not all real estate agents are comfortable with these transactions. Billy has the right experience in this area to not just make the experience smooth for me, but also to advise the other side’s agent if they have less experience on this type of transaction.
* Knows good contractors in home-related areas (septic, construction, drywall, painting, inspectors, etc…): I will go back to him over and over for advice on contractors who can help me with my house
* Tracked every element of the buying/selling process: This falls into the area of something all real estate agents _should_ do, but even so, I had complete comfort and confidence through the various closing processes that Billy was watching things and he had my back.
* Used electronic signatures: Again, everybody can do this, but not everybody does. Because I was frequently unavailable in person, his usage of electronic signatures for a majority of the paperwork made it easier for me to keep working at my day job while executing a real estate transaction.
* Easy to talk to: Billy is a kind-natured and good person who was fun to talk about anything and everything under the sun. I had so much business with him in a short window, that I kinda miss talking to him. :-) I think I’ll give him a call to have some coffee!
* Good at discussing the “what ifs”: This is a multi-faceted comment. He has the knowledge, experience, and most importantly, the patience to sit down with me and answer all of my crazy questions about what can go wrong in the home buying or selling process. I can’t guess how many questions I asked that started with, “what happens if…”. He answered them all and never showed that I was testing his patience (even if maybe I was).

Billy was so awesome! We were referred to him by our financial advisor/lender because he knew Bastrop area where we were looking. From the beginning he was super friendly, down-to-Earth and helpful. We were first-time home owners so very naive to the whole process. He was so patient and helpful explaining each step to us.
He would send us possible houses to look at each morning.
He was always quickly available by phone or email and very efficient with getting things done quickly.

It seems like these days everyone knows, or is related to, a handful of realtors. We ultimately chose Billy Smith to sell our 16+ acres and home because of his strong online presence and knowledge of farm and ranch properties. We made a great decision. The property was represented very well in the listing. He used numerous professional images and drone video footage. We anticipated a longer time to sell due to the uniqueness of acreage and higher than median market price, but we had a contract with the 5th walk-through in a matter of weeks. Ultimately, the deal was made through Billy's networking and not the MLS or a buyer's agent.

Our buyer was well qualified and everything went smoothly. At one point an inspection turned up an issue and the inspector used to opportunity to scare the buyer to try to create a personal sales opportunity. Billy intervened and instead of passing messages back and forth between realtors, he brought buyer and seller and another third party together. We got a sensible second opinion that resulted in a quick $150 repair and two happy parties. In another instance, the buyer's lender would not accept the original version of the survey and the survey company would not sell a copy to the title company. Billy intervened again with the survey company and got what we needed to keep the deal moving.

Billy Smith worked hard on our deal. I believe he even did some of the buyer's agent's work to make the deal happen. In the end, both buyer and seller were very happy. We tried For Sale By Owner for months before getting a realtor. In the end we made more with a realtor than we would have FSBO and paying a 3% buyer's agent fee. Contracting with Billy was a great decision.
