There are a lot of want to be so called waterfront realtors in the Anne Arundel County and Annapolis areas, but there is only one waterfront realtor with a proven track record. His name stood out because it seemed to be everywhere in the market. I was a bit concerned initially due to our home value being somewhat less than his other listings. Brad Kappel is a gentleman amongst men! A true professional at the top of his game. I wish I could give him 6 stars! I have recently sold my waterfront home with Brad to the first person to view it. I at that point was homeless with 2 months to settlement and we had to be out. He found a house for me to buy, and strategized on how we were going to beat out the competing bids and we closed in a month!

Then I had a small house to sell in Annapolis and I listed it with Brad and it was sold before we could even take pictures! It never even hit the market. He knows all of the other agents and has a great network. We got over asking price.

One of the things that separates Brad from other seller agents are the professional quality videos he uses to promote properties. Initially, I had no intention of working with Brad. I am traditionally very dubious about the value proposition of realtors. I was only casually looking at properties, and even if I decided to purchase, I was planning to use a family friend or my last agent.

I appreciate that Brad is very personable and responsive. But, if you are looking to purchase a million-dollar property, you want a realtor that will get you the best deal, understands negotiations, and can effectively shepherd you through to closing. Brad is the guy.
