Wow! Hard to even know where to begin in describing how wonderful our experience has been, and continues to be, with Carl and Emily. From the moment we reached out it felt like our new home was their top priority. To say Emily and Carl were "on the ball" would be a huge understatement. They were 10 steps ahead on every stage of the process from finding the right house to well past the final signatures. Their responsiveness, and availability was top-notch, any questions or concerns we had were handled immediately. They drove the pace of the negotiations to make sure everything kept moving forward, and fought for us every step of the way to make sure that our concerns were addressed by the seller so we got the house we wanted, the way we wanted it. As first time buyers, we were feeling quite anxious about navigating such a complicated and expensive commitment, but once we decided to trust Emily, Carl, and their team we were able to cruise through it with confidence. The entire team at Carl Hawthorne is amazing. My family and I went through a cross-country move and needed to move unexpectedly fast throughout the whole process without being present in the area to view and shop homes. My experience with the Carl Hawthorne team has been awesome. I had decided to sell my house without a realtor, but after talking to Brittany Williams, she explained to me that using a realtor would get the house widely advertised and generate more interest. and that they would do all the negotiations to get me top dollar. Once I turned the sale of my house over to them, they went to work immediately setting up showings and scheduling open house. 24 hours after my house went on the market. we had multiple offers above the asking price. their professionalism showed as they negotiated with prospective buyers to get a contract well above the asking price. I would highly recommend this team for anyone ready to put their house on the market.

I have spoken with Carl a couple of towns where I appreciated his market insights and patience in my questions as I navigated the Atlanta investment property market. The bulk of my time working with Carl's team was with one of his agents, Lucy Moy and here is my review of her...

I purchased 2 investment properties this year to complete a complicated 1031 exchange where timing was critical. Real Estate investing is not my primary means of income and as such, I have limited bandwidth in regards to time while juggling my other commitments. So, it was very important for me to find someone that was a go-getter, knowledgeable, and someone I could trust.

Lucy fit the bill 100%. Having worked with a number of agents over the years, Lucy's candor and relentless attitude were a breath of fresh air. I thought her insights and strategies suggested were integral in securing an offer in this incredibly competitive market. We combed through dozens of homes over the months and her in-depth analysis of each home we considered made it very easy to weed out the not-so-great options. I felt that I could really count on Lucy to inform me of the important details that could have severely delayed this process and help me with odd tasks when I simply didn't have the time.

Lucy was 100% instrumental in my buying process. Without her; (1) I would not have been able to complete this exchange, (2) I would not have been able to acquire the killer deals that we found, and (3) probably would have been stressed and overstretched. I fully plan to use Lucy again in the future and would highly recommend anyone to work with her if they were so lucky.

Carl and his team make the buying process so easy in the most difficult of situations. The seller moved out before closing and cut off all of the utilities. The appraiser had not been to the property and was going to have to reschedule until all the utilities are on. To keep the closing as scheduled, Carl put all of the utilities in his name, then had a member from his team stay that morning at the home to ensure every utility was working before the appraiser came. This was beyond the call of duty of any agent. To Carl.... this is just the normal level service he provides for any client. I would never buy or sell a home with any one else but Carl Hawthorne.

Carl has been my Real estate agent and property manager for over 5 years now and I only have great things to say about him. He and his team has been outstanding throughout my home buying and property management process. I bought my first investment property with Carl few years ago and as I was out of state he handled the entire transaction over the phone. Throughout the entire process of finding the right house to getting it closed Carl single handedly managed everything while I was away. He was there for all the inspections, house walk through and I remember that he drove down to FedEx office (not close to him) himself when they messed up the packaged of closing documents.
Carl and his team has been managing my property since then and I am very pleased with the entire service and his pro-activeness. He not only keeps my interest in mind but also that of incoming or outgoing tenants. Carl and Emily are the best!!! We worked with them twice, both for our initial move from NJ to GA for a rental property and them a year later when we were ready to find a permanent home. Not only are they patient and knowledgeable about the market, but they are friendly to boot! They took the time to find out specifically what we were looking for and even did video tours of homes themselves if we were unable to make a showing appointment during work hours.
