Carl, I was very surprised when I saw your website. It is wonderful. For a year and a half my wife and I were entertaining the idea of selling our home. We interviewed several real-estate agent; however we were unsuccessful at finding one that met our expectations. It was in September of 1992, when, my wife and I decided to make the last attempt at selling our home. My wife called Century 21 and spoke with Carl Van Wesep, the agent/broker on duty. After her phone conversation with Carl, she informed me that she may have found a good candidate to be our real-estate agent. An appointment with Carl was scheduled, and subsequently we became acquainted. My feelings about Carl were consistent with my wife's, so my wife and I immediately signed the pertinent documents and Carl and us became partners. At this time we had several goals that we shared with Carl. We stressed the importance of timing between the sale of our home and the purchase of a new home. We were adamant about obtaining the proper interest rate (7.5) for our new loan. We demanded that we obtain a certain pre-determined price for profit, and we insisted that there would be no surprises. Carl gave us his word that he would adhere to our wishes. As time went on, Carl kept us informed of his progress. He executed the sale of our home in 41 days while remaining present to assist with the finance approval process as well as the legal issues involved with the title company. Carl produced the proper timing between the sale of our horn and the purchase of our new home. He provided us with the proper interest rate, the pre-determined price we quoted was correct, and there were no surprises! My wife and I feel that if all real-estate agents had the integrity and personal loyalty that Carl has, the fears associated with buying and selling a horn would be eliminated. The desire to buy a home began once we sold our house in Connecticut. After moving regularly the past seven years there was a need to have our own house again, a place we can call home. Lakeland, FL has become home after living here over 3 years now. It all began with us trying to buy a house in my sister’s neighborhood that we knew the owner had filed bankruptcy. We tired numerous ways of contacting the company that had ownership of the title of the house to request a short sale. Unfortunately, foreclosures were becoming more rampant and no one knew who we should speak with. With friends assisting us in finding information to aid us, we had hit the brick wall more times than we like. We ventured on thinking we may be able to somehow purchase a brand new home near our apartment. This was short lived, because what they said we could afford in a mortgage payment, we knew we couldn’t afford, at least not without buying groceries, gasoline and the necessities to exist. (If we believed them we may have been another Foreclosure). Thus we faced another brick wall. We had hand-picked who would assist us with the financing of our house. We used a friend. Unfortunately, I had misunderstood my friend, when I asked how much we could afford in a house. His answer did not include taxes & interest. So we ignorantly thought we could afford a house that we absolutely could not. But God. We did not quit and our Realtor worked beside us helping us along the way understanding our desire for this particular house. He showed us how to wait and how to make a lower offer that would entice the owner. Time would only tell now. And it all played out. We were able to get the asking price lowered to something we could afford. By the end of October 2008, we were able to purchase the house we had fell in love with back in July. After hurdling many walls along the way, we were able to purchase a home in the center of our personal universe. I remember Carl Van Wesep saying at a HOME program at Cambridge Cove, “If you have decent credit, I can help you buy a home with simply $1,500.” He did exactly that. We put only $1,000 down on our house. The rest of the money covered the expenses of hiring inspections, and such. The seller paid closing costs just like Carl promised. Soon after we made our purchase, we received our refund from Concord which helped in buying some things we needed for our house. Along the way of buying our house we made a friend, who truly kept us encouraged and our sights set on the House of our Dreams and not just what we need. Dear Carl, As you know, my wife and I tried to sell our home through other agents for a year. Nobody came (1 or 2 people) and I realized that agents list a house and collect a commission if it sells. If it doesn't sell, the agents still pick up commissions from the houses that do sell. With 14,000 homes for sale and with numerous major builders adding even more houses to that number, I resigned myself to praying that my wife would have enough funds to stay here when the house didn't sell. (When you're in your 60s and have 16 more years to go on a mortgage you ask yourself that question.) As you remember, I was skeptical when you spoke to me about selling this house. I went through the H.O.M.E Program with Carl Van Wesep. I know a lot of people probably think it does not work or it is not worth the time, but I am one person who says it pays off huge! I started working with Carl back in October of 2004 and I did not close on a place until January of 2005. I am pretty sure a lot of people would have giving up on me or if it weren't for him I would have giving up on myself. The main problem I was having was the fact that I am part-time at one job, full-time student, and Air Force Reservist so I did not have a lot of income to put down nor were I able to come up with a lot of money to bring to the table for closing. Then we ran into a problem where most of the condos that I was interested in were under $50,000 and no bank wanted to deal with a 100% loan less then the $50,000 for a condo. I must have signed a contract for at least 10 different places; I even had a seller tell me he would not sell me the place because I was getting 100% financing. The worst part of the whole situation happened when I thought for sure I was going to close on this one condo out on Powers Drive. This was the first place that I had looked at and liked back in October but they said that they had received a cash offer from another buyer and would take that deal instead. Any ways, I guess that deal fell through and the realtor called Carl and let him know they were back on the market and we said what the heck. Everything was good and I foolishly moved out the apartment thinking when I came back from my weekend military drill that I would close on the condo and move in. We must have tried to use at least three different mortgage companies to see if anyone knew a bank that would be able to finance the condo but no luck. The worst part for me was I was going through problems with trying to maintain part custody of my daughter and I had ran out of luck and excuses for the child services on when and how I would be able to provide for my daughter when I did not have a stable place to live. Carl eventually wrote a letter for me explaining everything and the situation. I do not know if the letter worked or if the just had compassion for me because I was in the Air Force Reserve but the fact of the matter was he did not have to go that far in his process. Like I said though we eventually did close on a condo and although it was not my first choice I am very satisfied with what I got. I mean yes I have to do some things to get it where it fits what I want but I don't there is anyone who moves into a place that they did not have built themselves and not want to or have to change things around. Plus I ended up getting $821 from the H.O.M.E Program the same day that I closed so I mean that money comes in handy when you have to buy cleaning supplies and paint and any other little nicks and knacks. I don't know what other have to say but I guess you can chalk my experience down as a success story. Karlos Hudson

I Iris and Wilfredo Gonzalez thought that it was time for us to own a house. I had tried so many other real estate companies that gave me the cold shoulder and did not want to help us. One day a letter came to the apartment letting us know that Concord was going to have some real estate office come to speak to first time buyer.
