Carol Proctor is absolutely amazing! When looking for real estate, you realize the importance of working with someone you trust. When we became interested in a property in Ocean City, Maryland, we were very fortunate to have friends who had worked with Carol Proctor twelve years ago. They highly recommended Carol, an award-winning Associate Broker at Berkshire Hathaway.
Carol is a skilled professional who is very familiar with the area since she has lived there for more than twenty years. We were just casually looking online when we noticed a particular listing in Ocean City. If it wasn’t for Carol’s knowledge of the local home sale climate, we would not have acted with any type of urgency.
We were thinking of waiting until the following week to drive from Pennsylvania to look at the property—Carol suggested that we look at it the very next day. On Sunday, Carol showed us the property and worked with us so that we were able to submit an offer the same day. (We found out the next day (Monday) that our offer had been accepted though other people had shown interest in the property and ours was not the only offer.) Had we not had the advantage of Carol’s experience, we may not have submitted an offer early or attractive enough to close the deal. Carol’s knowledge of the Ocean City area also means that she has had a chance to experience many types of situations over the years. She has been a wealth of information when we have asked for referrals for contractors, local information, etc. Since another question often came up, we have been delighted with Carol’s accessibility both by phone and by text. If she did not have an immediate answer, she would get back to us in a timely fashion. She put us in contact with mortgage and financial professionals who helped us through the settlement process. We have been patiently looking in Ocean City for almost a year. Carol Proctor's patience, experience and knowledge of the market are unsurpassed. We were not sure what we wanted could not even narrow it down to Beach or Bay, 2 or 3 bedrooms, downtown or North OC! So, we looked at everything! We booked a room on a Friday and saw 13 places in one day! Non of them met the grade. We searched hundreds of places on her wonderful webpage as she fed us property after property for months!
We had vacation in July and decided to book another exhausting day. The market was hot and we decided after not liking anything again and the inventory shrinking due to demand, we made the decision to drop out of the search for now. We phoned Carol, feeling bad that we were so hard to please but just decided the time was not right.
Carol had one more property that she thought might check all of our boxes. Renters were in the property and she persuaded the selling agent to ask if they minded if we looked. She had to press, but the agent relented. We walked in and instantly knew it was our place. We made a offer on the spot.
Carol Procter is arguably the best agent in Ocean City. (this was our second property we purchased in OC). We found our 'Place at the Beach!'

My wife and I met Carol in October of 2019. Before our meeting, my wife spoke with Carol on several occasions, to let her know what we wanted in an Ocean City property. Carol sent a list of properties, all which addressed most or all of our desires. This made our visit efficient. Moreover, Carol's kindness and patience to identify and show us these properties made the process very enjoyable. We decided not to buy a property at that time. However, Carol remained engaged with us, updated us on the status of the market, and continued to keep her eye out for us. In May 2020, we informed Carol that we would be prepared to purchase a property in early June. We were very precise about the type of property that interested us, and the preferred location. While no unit on the market answered our needs, Carol proactively searched for houses soon to come on market. Carol found our dream home. She called us, and we drove to Ocean City the next day and submitted an offer. Over the next 45 days until closing, she shepherded us through the contract, appraisal, inspection and closing processes. She also provided us contacts for insurance, and we got a really good deal. In the last 25 years, we have bought and sold 8 properties in 4 states, and this was by far the best experience.

A friend of ours told us about Carol and how amazing she was and assured us we would love her and she would get our house sold. We met with Carol and instantly you could tell she was on her game. I was amazed about the knowledge she had of her market and new exactly the timing of selling our house as well as the pricing. Carol assured us that our house would sell!
The quality that she put into our listing from the photos, the videos, and where she had advertised were phenomenal. Carol followed up with everyone who looked at the house and gave us feedback.
Within a month she had our house sold and we got near listing price. Carol’s professionalism did not stop there, her follow up and attention to details for the closing were spot on. My wife and I spent time searching for a beachfront condo that we could spend some time at and also for a possible investment property. We had many special conditions, my wife is disabled and has requirements and we also live a few hours away. Carol was an instant hit with my wife, she could sense that Carol had her well being and care in mind in finding us a property that would fit our budget and needs. She was knowledgeable and professional and steered us to where we should focus and away from what would not work for us. She gave us time to evaluate without pushiness, this is a big decision for us.
