As a first-time home buyer, I honestly couldn’t have asked for a better realtor than Cheryl Bare and her amazing assistant, Melinda Sasscer. From day one, Cheryl guided me through the entire process with so much patience and care, explaining every step and making sure I felt confident with each decision. I completely deferred to her recommendations for my lender, title company, etc., and I’m so glad I did—she only works with the best! What stood out most was how responsive she was—whether it was a quick question or something urgent, she would reply immediately or within 15 minutes. During my initial search, Cheryl gave me so much insight on the market and even pointed out red flags about properties before we arrived for showings. We knew a year in advance we were going to sell our home of 15 years and planned early to get everything in order before listing it. Through trusted referrals we interviewed four different agents. All were very good, but when we met with Mallory and Cheryl Bare, we were completely impressed with their presentation and how thoroughly detailed their analysis of the market was. We are long-time property investors with experience in Anne Arundel, Prince Georges, and Calvert. In late 2024 we decided to sell one of our single-family rental properties in Bowie but the uncertainty in the greater real-estate market was challenging. We had performed major upgrades inside and out, and the home was in a quiet neighborhood near several parks, but it was proving difficult to find buyers willing to pay market value.

Although we had a long relationship with our realtor we decided to make a change after several months of limited showings with no offers. We interviewed several well-reviewed realtors and the range of professionalism and preparedness was rather surprising. Out of a number of real estate teams we interviewed, Cheryl Bare & the Home Pros stood out.

Cheryl and Mallory came prepared with a detailed slide deck, modern sales strategies specific to our property, local comps, and projected contract costs. Mallory detailed an online marketing strategy, benefits of new photos and video walkthroughs, and options for staging the home. Cheryl provided multiple scenarios and pricing dependent on foot traffic and time-on-market as well as recommended next steps. They both were the epitome of professionalism and competence and gave us confidence in choosing them to represent us. The team went to work immediately, pulled the listing down for re-tooling, took a completely new set of professional photos inside and out, and recommend a staging company who worked efficiently and made the house very beautiful. The new listing went live and we saw an immediate increase in showings. The team shared all viewing activity and let us know prospective buyer's remarks daily. Behind every remark, I know how much time the team had spent encouraging buyers’ agents to detail their client's experiences. This helped us understand the buyers needs and what directions and improvements/changes we should consider.

Finally, in a little over two weeks, we had an offer. Cheryl’s superb negotiation strategies shined and she listened and understood our needs as sellers. From accepting the offer, signing the contracts, settlement day, and all the stuff going on in between, the team was efficient, honest, professional, and made us feel that we were truly partners working towards one goal.

Their professional services were the best, but time and again they went above and beyond to help us, from promotion and prepping for showings to finding good potential buyers and finalizing the sale. Listen….if you need an AWESOME realtor to help sell your home, this woman is it!!! Look no further! We’re a military family and needed to sell our home rather quickly because we didn’t wanna deal with renting our property due to PCS orders. Cheryl and her daughter Mallory were concise, professional, and FUN to work with! You would think selling your home (in a crunch) would be super stressful but believe me when I say there was not ONE time we felt stressed working with these ladies. Their communication skills are stellar and give you a sense of security and comfort through the selling process. We didn’t experience not one hiccup throughout this entire process. I dont know who in their right mind would give a 1 star review for Cheryl, I would give 10 stars if that was an option. Working with Cheryl and Mallory was by far the smoothest process ever! My husband and I were first time home buyers and truly had no idea what we were doing, but luckily we had Cheryl and Mallory to assist us during the entire process. They were so supportive during our home search and knew what we were looking for before we even knew what we were looking for. They were extremely communicative and were always on top of things. As soon as we saw a house we liked, they would immediately schedule a showing and walked us through the selection process. Once we decided on the house we wanted, they worked so well in submitting a competitive offer and were just on top of things in regards to making sure we got it. Out of 6 offers, we got it! Now, the process was a whirlwind, at no fault to Cheryl and Mallory, and they worked tirelessly on ensuring this deal got done.
